Thread: Residential property manager search

    Default Residential property manager search

    Looking for someone that does residential property management full time. Full time, focused on property management, not part time as a sideline activity to another business (like a handyman or real estate agent). Any hints on names, fees and basic arrangements would be appreciated.

    I was able to get a quote from this guy a few years ago, though I ended up not needing his services:

    So if I remember correctly he charges 10% of the rent.

    You will be hard pressed to find some one outside of a realtor that does this. It will be a real estate brokerage or real estate investment company.

    My wife and I are realtors who do this along with buying/selling homes.

    Don't know your situation but a few years ago when I jumped into rentals I took a few classes and such to know the laws and guidelines. Decided to manage them myself. It was a little hectic at first but once you get going it is fairly easy to mange yourself. I put up a lot of smokescreens and filters on my listings so by the time someone contacts me about the property I know they are good to go. I own 5 now and they have been very good to me. Also, saving that 8-10% each month ads up for doing things that I can do myself (collect rent, find tenants, call service industry people, ect). Ended up liking it so much I decided to get my real estate license too!

    Believe me, I'm not opposed to realtors or people being in the real estate business, but I'm just not interested in someone, Realtor or not, doing the management as an aside activity. I would prefer the management to be their focus and primary business.
