Thread: Downtown residential presales

    Default Downtown residential presales

I am new to the site and have learned so much already!

I've been looking into the new developments downtown and wondered if anyone else knows how the presales of condos are going. The Central Avenue Villas has sold 7 of 30, the Centennial on the Canal has sold 10 of 30, and Maywood Park has sold 1 townhome. Anyone know how The Hill, Block 42, or the Classen are doing?

It looks like the Central Avenue Villas and Block 42 have both raised their prices about $10k already, while Maywood Park's largest townhome lowered from $800k to $690k...

Sorry ... I dunno ... I'm just a layperson mapmaker doing as well as I can from what I read (and thanks for your help in my main thread). Others may know about sales/pricing, but I'm not that guy.

    Block 42

Grant said either 13 or 15 units had been sold, can't remember for sure.

As of about 3 weeks ago, the Montgomery had sold 5 units.
Out of about 50 I think.

I saw Dick Tanenbaum pull up behind me at the Montgomery on Friday. He had a film crew in his car, they all hopped out and started filming. I'm guessing a commercial or promo video.

Maybe they aren't selling too well...probably because they are so expe$ive.

I don't know the exact figures on the downtown sales, but I know with the rising interest rates and talk of the economy slowing a bit, people are being cautious about real estate ( especially investors nationwide). I imagine some of the pre-sales would be to out of state investors.

With a little more visibility and advertising, the units should start going more quickly.
