I love the idea of modular construction, whether it is trucking containers or other methods. I would think they could nearly be built with robotics and shipped to sites far less expensively than traditional stick-built.,

The Box Yard in Tulsa is a container-constructed shopping center. I really enjoyed it when it opened, but I haven't been back in years now.

When I first read the title I thought of a restaurant where the food and drinks came out of a vending machine.
It was a fun place when we went to NYC when I was a kid.

Do you know who the developers of this project are? What is it gonna be? Hotel? Office? Apartment?

Boxyard looks like a failed project, I visited multiple times, and it always looked empty, lots of vacant units.

That's disappointing. Like I said, I haven't been in years. When it first opened, it was full of stores. I wonder why it is doing poorly now. Maybe asking too much for rent or something?

Pretty sure (not 100%) it's on Netflix.

The last time I visited Boxyard it was basically non-existent. Did not expect that.

Must be 800K for the location cuz that house is pretty ugly.

Suffered during COVID and then new ownership raised the rents which has limited the types of businesses that originally thrived there. Sad to see since it was a cool place when it first opened, and potentially could be again

Apartments with integrated work or retail?

You know this, or just a hunch?

I truly do not understand building a home of this architecture style and not including a rooftop patio. The HVAC units could be moved to the front or back and a nice covered patio with an outdoor bar/kitchen would add significantly to the value of this structure.

Its not likely that this development will have any negative effect on the value of that house, and once the glass is in and its painted it will look ok. Also, when you live downtown you should expect to see anything built near you, whether its different styles, uses, building materials, sizes, etc.
