    Vacant Uptown 23rd District space attracts interest

    OKLAHOMA CITY – When J.R. Fulton & Associates broker Lester Cowden hung the company’s “For Lease” sign at 313 NW 23rd St., he immediately received a call on the place.

    That was two weeks ago.

    “I’ve had a lot of calls,” he said.

    The two-story, 9,000-square-foot building was previously leased by The Brow Parlour. The company’s website said it’s closed temporarily, but a new Oklahoma City address could not be found.

    Cowden said he has one possible tenant that’s considering the space, but the entity hasn’t signed a lease agreement. He said he still has to discuss the tenant with owner Kenneth Park.

    Park bought the building in 1993. He said he thinks the area’s changes are good.

    The building has a grand lobby area with a cascading staircase. There are several smaller rooms with doors, which could serve as offices. The space also has the original tin ceiling, curved walls, and the back windows where the building once ended. It now extends farther north, and some old windows are covered by a brick wall.

    Cowden said he thinks it was once a furniture store. The county records list it as a neighborhood shopping center, built in 1936.

    The space is in the Uptown 23rd District, where businesses are filling vacant spaces quickly, said Amanda de la Torre, executive director of the district’s association. She said she doesn’t receive calls personally from businesses looking for spaces, but she said the area’s developers are working to bring more into the district.

    She said she knows people would like to have a grocery store in the neighborhood. There was a lot of disappointment when Natural Grocers backed out of its plans to renovate the Gold Dome into a store.

    “We’d also like to add more retail to the mix,” she said. “We have a lot of great restaurants and bars.”

    One of the more legendary music-related bars in the neighborhood, The Blue Note, has a vacancy next door. The former tattoo shop is gone, leaving 2,750 square feet facing N. Robinson Avenue, nearly at the corner of NW 23rd and Robinson. It falls within the Uptown 23rd District’s boundaries.

    CBRE retail broker Ryan Storer is trying to find a tenant for the space, which is in a good trade area. Within a mile of the space, the average household income is $67,226. Within 5 miles, it drops to $55,481.

    He said he can understand how it would look like a difficult spot for a restaurant or coffee shop because there’s not a lot of parking. But people in the neighborhood are known to walk to 23rd, and customers don’t mind finding a place to park and then walking, he said.

    Storer said he’s been marketing the space for about five months. He’s had some activity, but the owner is looking for the right fit.

    “We want a solid business,” he said.

    The JR has done this a few times now.

    It basically amounts to advertising for a property and brokers/owners.
