Vancouver sees some number of townhouses/rowhouses downtown as desirable because they believe its important for families to live downtown as well as the young and empty nesters. They actually have mandated guidelines to make new housing family friendly. Their downtown population has doubled in the past 20 years.
Row houses "domesticate the street" and they're trying to use them to "shield" the high rises and give more humanness to the street.
He hates plazas.

In Andy Burnett's presentation (where he talked about the Century Center and Mideke) he said something like "the Spaghetti Warehouse building is the next frontier".
I took that to mean he or somebody else may be pursuing the Mideke model, i.e. buying upper floors separate from ground level.
And obviously, his group had a residential all lined up for Mideke before they decided to go with Tapstone offices, so perhaps they will just move the concept, as they have learned a great deal about incentives and divided building ownership.
