This is absolutely true. I shared it with several people yesterday. Every since I've come to this site I've always been the most informed of my friends, so everytime they see construction or dirt work they always ask me, what's going in. People really do want to know, and making this info public really gets people fired up about what is to come.
This is very exciting for this area.
I have an office building for sale near Memorial & Western, and maybe it will move quicker!
Holy Cow. Question for me is whether to stay and enjoy all of this, or move and get away from the increased traffic. Yeeps!
Sign at the corner says the hospital plans to open in Feb 2015. What is everyone's guess on timing for the rest of the development - at the least the main players (Cabelas and Costco)? Maybe Feb 2016?

I have watched this thread grow, and I'm still learning about this project, but it looks to be another strip mall letdown. This wreaks of University North Park.
I hope this turns out to be OKC's first true lifestyle center..with these incredible retailers, they should go back to the drawing board and re-plan this development. This should be done right; give us something that will be an OKC landmark for decades to come.
Not another Mayfair Village or Belle Isle or other faded strip malls.
Didn't someone on this forum say that building a Costco took much less time than a lot of people thought it would? I would guess construction could take 12-18 months and I would be surprised to see them break ground by the end of next year. That would put it right on line with Spring of 2016 like you were saying.

Costco go up very quickly... In only about four months.
However, the big unknown is the infrastructure needed for the wider development. Since Costco (and likely Cabela's) will go near Western, that area will serve as an entrance to the entire complex and thus they will have to engineer and grade streets, provide grading for water run-off, etc.
I've heard the developer is planning to work with a big architecture / engineering firm out of Dallas to fast-track this.
You can be sure, once Costco signs a deal, they'll want to get going.
Wouldn't a commuter rail station be just 1 mile east of all this? I have lost track of the metro rail talks, but they are planning to use the BNSF railroad, I think.
Just another added dimension, potentially. Despite my negative post above, I agree w stlokc that this is GREAT to develop land INSIDE the Kilpatrick for a change, and I agree w Betts that OKC is getting a win over Edmond here. You gotta support the team, and the team is OKC.
The intersection of Memorial and Western is virtually no different from anywhere else in the metro in that it is nearby high-income areas in one direction, and low-income areas in the other. Even Oak Tree has that rathole south of Guthrie very nearby, and the 73170/Rivendell area (metro's highest income ZIP) is surrounded by the greater south side.
One thing that has kept upscale retailers out, more than backward laws, is that our city is very socioeconomically spread out. The wealthy aren't cloistered in one direction or along one road (ie., North Dallas, which at points seems as narrow and thin as just one road all the way up to Frisco).
Good points. This really isn't sprawl in the truest sense because its using a long empty area that has been leapfrogged by development.
You have to think this has the ability to draw shoppers not just from Edmond but from Logan County and Stillwater as well. More shoppers=more sales tax=more improvements in both the core and suburban areas. Although I am a city guy and probably would only would go to Crate and Barrel, I don't see how anyone can think this is not a win.
Plus, I would hope that this development may rub off on the declining residential areas around 122nd and Penn.
This thread is spreading like wildfire in OKC's social media.
All OKC needs after all of this is a Container Store, Kate Spade and Tory Burch and me and the wife don't have a reason to go to Dallas any more. Throw in a Neiman Marcus, Saks and Nordstrom and I think most of the popluation will be happy campers.
