Thread: Braniff Building

Anybody know anything about the concept of the barbershop that's opening? I'm hoping they go all old school vibe with legit old school products and SE and DE wetshaves. The retro and high quality shaving/grooming trend is definitely booming right now, OKC needs more upscale barbers and shave shops.

Somewhere I got the idea it was an existing one relocating.

I believe the barber shop is relocating from First National Center.

I wish Jamie a lot of luck in the new spot. Dealing with FNC management wasn't easy. She (and I assume her new staff, too) gives a really good haircut.

Hearing SD will not occupy this building and will instead lease it out.

Between the Braniff and the Amenities buildings, about 200,000 square feet of speculative office space will be added to the CBD.

Could this put a major dent in the "mystery tower" plans?

I doubt the mystery tower is going to be a spec building and will be much larger than 200,000 sq. feet. Personally, I think this is much better than Sandridge occupy those building because it opens the door for smaller companies to move downtown and expand the job base. This space should go quickly and with some luck the new tenants will be in need of more space soon. I bet the current board is wishing they had 3 more buildings to sell instead of a bunch of landscaping they have to maintain. I wonder if they might consider selling those parcels where the buildings one stood. Two of those parcels are corner lots which could bring some pretty decent money.

    My thoughts as well.

I feel bad for the restaurateur who invested a lot of money to locate in that building.

No respect for Tom Ward. No respect for SandRidge. Lame.

That restaurateur is doing very well. Why would you feel sorry for them?

I wonder what they might be considering regarding the parking.

So the Amenities building will be renamed the Parkside and will now be 11 stories?

I doubt the cost of maintianing the landscaping is that big of deal to them, it's not like they're maintiaing 1.5 square miles worth of campus or something. The landscaping cost is a minimal expense of their G&A. I'm sure the new board would prefer more leaseable space (and I would prefer the buildings were still there), but I don't think anyone is crying over the cost of maintaining that little amount of landscaping.

Of course had they kept the buildings, they would've had to invest a good deal of money to renovate them for lease or sell them, which the board hasn't shown any indication of wanting to do so far. There's a big difference between selling buildings on the campus and leasing them out. At least while leasing them they can still use them for future growth if necessary. Having said that, if SD sells out all bets are off.

As I've said before, I would rather they not demo'ed all of the buildings, but I also don't think it's the colossal failure that some are making it out to be.

really the huge landscaping expanse? that tiny % of their yearly budget is probably not an issue

I think some of you are focusing on the wrong part of my comment. The jest is that they took potential income producing land and turned it into an expense. It seems that is counter-productive to the direction of the new board. I am not sure what the India Temple building was worth, but I'll bet it was worth a lot more than a few rows of trees.

So maybe they will sell the lot then. They seem to have a lot of property that doesn't do anything to help the bottom line. I have thought all along that it was only a matter of time before these lots were redeveloped anyhow. I suspect that once the Park and Braniff buildings are leased they will go on the market.
