  • Two downtown buildings to be converted to apartments and retail

    Developer Gardner Tanenbaum has purchased two historical downtown buildings with plans to convert them to apartments and restaurant space.



    The 10-story 101 Broadway was vacated by BancFirst when they bought and renovated the 36-story Cotter Ranch Tower directly to the east. It was built in 1921 and has a beautifully ornate and well-preserved lobby which will be converted into the main lobby for the 2-building complex.

    100 Park Avenue is 12 stories and was constructed in 1924. The high-profile corner space at Park and Robinson will become a restaurant and there will be a new connection on the ground floor with the neighboring First National Center.

    Both buildings seek to build on the momentum of First National as that complex was recently and gorgeously restored with luxury apartments, a boutique hotel, and several restaurants and retail spots.

    Recently opened in the FNC are the Gilded Acorn, Tellers, The Library of Distilled Spirits, Stock & Bond, Lucchese, Plenty, DryBar and an Art Deco barbershop. On the northwest corner of Park and Robinson, BC Clark has recently undergone a complete renovation and Banc First Tower is largely complete with only signage remaining on the crown.

    The Harlow complex in the middle of the Central Business District will be directly connected to tenant parking at the Main Street Garage via The Underground.

    The 265 apartment homes will start at just $860 per month, with the average being $1,045. The rates will be under market as many of the units will be small, seeking renters who prefer a great downtown location instead of a lot of square footage.

    Work is scheduled to start next spring with completion in 2024. Tanenbaum has performed similar conversions of former office space with The Montgomery, Park Harvey Building and The Presley (formerly Lincoln Plaza). All have maintained very high occupancy.
