Gotta start somewhere so let's just start here.

Pay $3 and go for a walk at pull a part. 50 years of oil and transmission fluid contaminating the ground. They used to keep it hidden and covered up with gravel but they've let it go. Huge pools of oil everywhere you look. It's too close to the river. That water goes to Eufaula, the Mississippi River, the Gulf of Mexico. The salvage yard has a for sale sign out front. Call up the EPA and give them fair market value for the land and haul off those cars to the crusher for recycling and get start on remediating the ground.

This entire block of abandoned buildings is a danger zone and a health hazard. Currently a homeless hotel and hobo jungle. Take a walk through there and risk your life. Probably bodies back in there right now. Couple ways to handle it. Call the fire department and have them burn everything down for 'training'. Another way; call MidWest Wrecking and have them clear the land and send the bill to the owners. Whole area needs to just be a mowed field. If you own it; you want to much for it plus there is no immediate use case to build anything at all on it. What considering the location?

Want the old cotton mill to be soccer fields? Make it one or more soccer practice fields. Put the land to use and see how it goes for soccer purposes. Maybe someday make it into even more. As it stands now; there is a hobo fortress out in the trees.
