Here's a new renovation project... Two small two-story apartment buildings on the SW corner of NW 13th & Francis. Building permit issued today and Elliott Architects (not Rand) are overseeing.

any idea how much the permit was for??

The permit was only for $20K but I sent an email to the lead architect to find out more about the project.

Ultra luxurious...I hate when developers use term like these. Especially on a property like this. Im not saying it wont be nice but ultra luxurious...come on.

It may just be me, but I don't see anything even 'luxurious' about the place (let alone 'ultra'). Don't get me wrong, it will be brand new and nice, but the pics look like any of dozens of tiny apartments in town. Nothing special about that street and $895 for a tiny 1 bedroom seems high to me. But I'm cheap and my house payment isn't even that much - so, what do I know.

There are actually two apartment complexes here: Studio 910 and Studio 900. Not sure the total amount of units but it looks impressive. Follow the links to the Facebook page and you can see both properties side by side.

They should make the rent $910 a month and throw in some amenity like internet.. a la Cafe7.

    New renderings:

What was the LA-based real estate group behind this and the Beasley?

I love this little renovation project.

There are now a bunch of these smaller projects around Midtown and they all see the lease up very quickly.

At some point, this trend is going to jump north of 23rd and then I really think we'll see the 23rd Street corridor really take off. We're getting close.

it is good to start downtown first, and then let the renaissance flow over.

Im not convinced that we will see new construction of this size or the size of the Cline Hotel or Seven at Crown Heights.

They could have saved some money on rendering and just taken a photograph. It looks exactly the same.

Oh, and by the way, they already cheaped-out the replacement canopy on the building on the right.

    Oy, that color..

Should have painted it bright white (if they plan on cleaning it often) or brick red.

I agree about the color. I would have been fine with the gray shown in the depiction over that color.

I agree, but I'm still delighted to see another building fixed up and become quality housing. It's not housing that I'd personally want if I had a choice with a competitive market and a decent-paying job, but it grows the center city housing market nonetheless, so there is no way this is a bad project guys.

It doesn't look terrible, but I'm hoping this is just primer or another layer will be put on.

No offense, but why would you say "another letdown"? The paint job is less than ideal. But properties being renovated in Midtown are nothing but top notch and have the leasing track record to show it.
