New multi-use Westin Hotel and Condo complex across the street from the Bok Center, 246 room hotel and 100 condos/lofts, a 750 car garage and 40,000 sq ft of retail.

The East End, a new privately funded 14 square block 1.9 million square foot complex in the southeast corner of downtown to include 8,000 seat baseball stadium, 800 residences, office space and retail.

And finally, a $600 million infill plan for The Arkansas River near downtown. that would include a 10 mile section of the river to be damed and three islands to be built with residential and shopping on them.

Tulsa certainly knows how to do things first class.

These are some incredibly ambitious projects. Tulsa would have never allowed a Residence Inn to be built in their Bricktown. Looks like that Westin will be an excellent conference facility.

wait, are these projects all FOR SURE or are they just dreams right now? I guess what I am asking is if there is a time line for this stuff?

The Westin is a proposal to TDA, TDA can accept it or reject it, there are strings attached that should not be, such as moving Tulsa central metro bus terminal. These can be worked out, a TIFF will be needed but that's easy to get this done, open date is planned to match the Bok Center. This is real, but there are issues to work out and the developers may be iffy on this one, we will see.

The East End, the developers own one parcel of land and have the bulk of it under contract, the Drillers are saying a deal for the stadium is close, a TIFF will also be needed here, stadium and first residences slated to be ready in '09, this is real. The developers have a great plan, the money and the know how. It's going to happen.

This river plan is early and this is just part of the larger plans for the city, but there are really, really wealthy people behind this plan, and they are donating $100 million to this idea. And the more overall plan is being funded by George Kaiser, whose foundation alone has over $2 billion in it. There will need to be a vote for public funding, this is further off and not a slam dunk to happen but is very serious.

The islands remind me of somthing Dubai would do... Now if you just build the tallest building in the world on one of them...

I seriously hope the TDA calls the Westin proposal on its "requirements" that will be a hassle to the city. They act like the city has to convince them and earn their trust to build on what is currently THE best future site for a hotel in all of Oklahoma. Kind of stupid. They should feel priveleged to be able to build there, not feel high-and-mighty enough to ask that the site be improved.

I dunno about you, but every time I've driven over that bridge the odor hasn't been, shall we say, rosey. I suppose island life in Tulsa may come with some disadvantages.

Those islands in the middle of the Arkansas River will probably mark the beginning of the end of property affordability in that area. It's already over a 100 dollars a square foot in the neighborhoods that run along the rail trail.

It breaks my heart, because those streets will start to have trophy homes all along them, as has already started in the past couple of years. The big winners will be the people that bought those little 1930's houses and kept them. They will probably double or triple their money.

I was looking over the OKC projects in the downtown area and a lot of these projects and projects in Tulsa look alike, go figure.

Block 42 looks very cool, and a lot like a larger version of The Flats in Tulsa being built by Paul Coury.



Legacy at Arts Central is suburban and bland and disappointing, just like The Renaissance Uptown in Tulsa that was built a few years ago. It also has the parking garage in the center design.





We don’t have anything like the Centennial on the Canal, but, honestly, you can keep it. It’s kinda like a sad version of Utica Place in Tulsa

The Hill looks pretty good, nothing like that in Tulsa, yet.

The Triangle (and Deep Deuce) look quite a bit like The Village at Central Park, without the newly redone park. In fact, all the projects over in the triangle look good, hopefully the proposed 700 unit East End project in Tulsa can look this good. Here’s The Village at Central Park

What's probably the most disappointing about Brookside is how vehemently anti-development the neighborhood association there is. A highrise on Peoria would fit in well with the urban planning and the urban integrity of the neighborhood in there I think, but you aren't going to get anything above 4 stories through the City Permit process with the HOA there.

But don't get me wrong, I am not complaining. I can't wait for the streetscape to be done for good.

Your pics look nice but i've been to tulsa and there is pretty much nothing there. I admit the skyline is better than Okc but that's it. It's a boring city.

One thing they do get is all the cool concerts at Cain's and the Brady while we get crapola here in OKC

They certainly did not get Seinfeld and I dont agree with the concerts-Civic Center/Ford Center- Ford is so busy....?-they have nothing that compares. I love Cains and the brady. But there is an enormous amount of theatres and performances that happen all around OKC downtown area. I dont want fights- will.... try.... to... hold... back....

Not talking about big name and big priced events in OKC...Talking about the Widespread Panics, Gov't Mule, Ben Harper and others Tulsa is pulling in while we get Seinfeld, Cirque De Crap and $100 Billy Joel types of events

We certainly get our share of the big name artists, but that's about it unfortunately

Seinfeld came to Tulsa in the early 1990's when his show was number 1. He was at the Tulsa PAC It was a GREAT show.

I understand what Tulsa can bring in- I get on a soap box sometimes , so forgive me. In the 90's OKC wasnt even considered to be a possibilty for almost anything. I am just wondering why tulsa cant bring in Seinfeld now, since it is just a drive down the road- you have to question that and I believe he is in demand after not being in the spotlight for such a long time- look up the major cities he is traveling to/ i think you might retract your statement. Considering he is in town and tulsa is just yards away. Why would it be difficult for tulsa to draw him in now? Its because of the Civic Center- it is a fantastic venue/one of the best in the region right now. The performing arts center in tulsa was a bigger draw in the 90's- times have just changed. I dont wish to pick fights and promise not to cause anymore. But Norman in the 90's was hot also. Flaming Lips?- Hanson Bros.?- I would rather bring in the dough at this point in time and drive to see concerts at cains. Its historical and I have much respect. Sorry I just went off.
