Don't Edmond My Downtown
project seems to be off... a senior official at Horizon... seems to be interested in speaking to me about buying up the property....
Not shocked. Horizon had an outlet just south of me when I lived back north. It was a hole. They bought it from another company and it was really nice then. However, soon as they had it they didn't invest anything into it, raised rates, and stores left and it turned into a nice 3 building complex of for rent signs.

Having written the story, I'll add the caveat of I'll wait and see before believing it's on or off.
I almost hope it doesn't happen now, just for selfish reasons of having to deal with the traffic on the way to work. We're about to move offices across from where these outlets will be.

The outlet mall group still intends to build this but they are waiting until they can secure a few more leases.

Oklahoma City officials are negotiating an extension for an incentives agreement with Michigan-based Horizon Group to build a 340,000-square-foot regional factory outlet mall. In a September interview, the company reported it needed between 70 percent and 75 percent of the mall to be pre-leased before work could begin.
Developers couldn’t be reached for comment Wednesday. But in a report provided to the Oklahoma City Economic Development Trust, Horizon officials estimated they have about 69 percent of the project pre-leased with secured tenants, including Sak’s Fifth Avenue Off Fifth, Brooks Brothers, Tommy Hilfiger, Jones NY, Nine West, Nike and Carters.

This type of development is precisely what OKC needs to keep tax revenue in the city. I have attempted to make that argument on other threads, but was fought tooth and nail because I am not a diehard MAPS supporter. If our goal is to increase tax revenue in this city, we need to do a better job developing the outer areas of the city.
Moore, Yukon, Edmond and MWC have all prospered due to a lack of vision on our parts. Look at all of their shopping corridors that could have easily been on the OKC side of the fence. Where do you think all of that tax revenue is going? It is not coming to OKC, that is for sure. Why would anyone want to drive closer to downtown or inner city to go shopping, when they easily go to a Moore or MWC or Yukon to get the same things.
My point being, we need to develop the business and shopping districts on the outer areas of the city to compete and keep OKC resident taxes in OKC.
We do a good job in NW OKC, N OKC, and now upcoming W OKC. We dont do such a good job in Downtown OKC, E OKC, NE OKC, SE OKC. We do a fair job in SW OKC and S OKC.
Just something to think about....
I could easily see future shopping and business development in East OKC towards the Lake Draper area, NW OKC towards Piedmont and far SW OKC towards Newcastle. Many people live in those areas or are moving to those areas.
Lets see what happens...

GO Horizon (outlet shoppes), Devon, downtown TIF, and Maps 3!!! What a great city to be a part of while the rest of the country is suffering with high unemployeement and empty shopping centers and office buildings.
Where will your offices be? I have been hearing a lot about the former Lucent Technologies campus just north of the proposed outlet center. They have a website, Mission Critical Data Center - Home. Looks like a cool reuse of the great campus.
Does anybody know what that area next to the Edmond Walmart on I 35 Frontage Rd is going to be? I heard something about a mall, either that or a casino, going up right there but I wasn't for sure.
Do me a favor and read my entire post before replying. I did list the downtown area as one area of the city that needs shopping and the like as well as a few others. Downtown presents a unique challenge to developers, due to the close proximity of everything. Not saying it cant be done by any means, just suggesting that it is a little more complex.
Question to you, Where is a grocery store downtown?
Where is a drug store? Where do you downtowners, currently shop for goods at? Just curious....

I am not discounting downtowners tax revenue at all. Quite the contrary. If you live downtown, you are less likely to drive out of OKC to shop, eat out etc. Yes, I agree wholeheartedly, you downtowners need places to shop and eat. I just dont know where you are going to put a shopping district downtown, unless its on the river corridor eventually or towards the stockyards area. Im sure its on some master plan somewhere.
The outer area citizens are more likely to go out of the city to shop and eat out, if its closer and more convenient. Believe or not, they are huge numbers of people in these areas. Huge numbers that go to these smaller cities to eat out, shop etc. because they have no other choices.
Does it make living in the outer areas of the city any more important than you. ABSOLUTELY NOT.

Yup...far south side okc goes to Moore or Norman to shop. They are doing quite well. Their police officers and fireman are paid on a scale equal to OKC. West Okc residents go to Mustang or Yukon to shop. East residents go to Midwest City.
All of the I-35 retail developments from 15th to Covell are dead. The only project that will happen in the next 5 to 10 years will be adjacent the new Wal-Mart Supercenter. No population density to the east of I-35. Quail captures most everyone west of Broadway in Edmond. Just not enough folks in Edmond for the developments they have been proposing.
My wife and I moved from out of state and have lived in OKC proper for 1.5 years and have never been to Edmond or Moore. I shop at the grocery store on NW18th/Classen and there are two drug stores on NW23rd/Classen.
If you look at my urbanspoon profile, you would see that I eat 90% of the time in "inner city northwest" and the rest of the time in "suburb northwest" and occasionally to the east/south. We really don't have a reason to leave OKC proper.

It sucks doesnt it. That is the same reason I am not voting for maps. I dont want to have to drive downtown to enjoy what I am paying for. Interesting huh??
Actually, I am a West OKC resident as are a LOT of my friends, and most of us shop in Yukon, with a few exceptions of Walmart in Mustang. We have Target, Walmart, Petsmart and a lot more.
Before the Westgate Marketplace, most of the citizens in those areas shopped exclusively in Yukon and Mustang.
Yes, you are correct. The Westgate Marketplace, whether they know it or not, actually competes and keeps tax revenue in OKC which otherwise would be going totally to Yukon and Mustang for the most part. Bethany and Warr Acres may receive some, but mostly Yukon and Mustang because of the new shopping districts that have been added in their cities in the last 5 yrs. or so.
In my humble opinion, we as a city are doing a terrible job on the Eastside of OKC, MWC is making a killing in their new shopping district, we need to look East and SE to try to get ahead and try to capture a lions share of the remaining tax revenue if possible in those areas before MWC, Shawnee, Moore and Norman, do anything else to take it to their side of the fence.
Has anyone thought that there may be other reasons why sales tax collections in OKC have been down the last 9 months or so other than a bad economy. We are supposed to be the number 1 most recession proof city in the United States if I am not mistaken. I wonder how much of an increase in tax revenue that Moore, Norman, and MWC have had in the last year or so. I wonder if it is a significant enough increase to offset our decrease. Just something to think about....Have I made my point yet.
Subsidizing retail is one of the stupidest ideas in public policy - retail is a product of an economy not a driver. I am not suggesting that we fund or subsidize this growth. I am saying that we need to wholeheartly promote this growth and work to get that type of development in our city and not Moore, MWC, Yukon, Mustang, Norman, Edmond, just to mention a few who have capitalized on our inability or inattention to get this done. THEY GET IT AND WE DONT, the concept and our tax dollars...
