    Japan's OKI Data moving its Americas headquarters from New Jersey to Irving

    A Japan-based printer and equipment firm that opened a regional office in Irving last year is moving its Americas headquarters to North Texas.

    OKI Data is moving its Americas base from New Jersey to 8505 Freeport Pkwy. in Irving, near the north end of DFW International Airport.
    OKI Data officials said the Irving location is geographically suited to expand the company's operations in North, Central and South America.
    OKI Data has had its American headquarters in Mount Laurel, N.J., since 1972, he said. The company is a unit of Tokyo-based OKI Electric Industry, a $4 billion multinational corporation.

    More apartments on the way near West Dallas' popular Trinity Groves

    Stonelake Capital Partners and apartment builder Wood Partners have broken ground on the 324-unit rental project in the 25-acre Trinity Green development on Singleton Boulevard just west of Sylvan Avenue.

    Stonelake Capital Partners and builder StreetLights Residential have already built 371 apartments in the first phase of the $400 million development. And David Weekley Homes is building 96 homes in the project.

    Stonelake also built a 1-acre central park in Trinity Green.
    Texas Capital Bank is financing the new Alta Trinity Green apartments, which will open in fall 2018.
    Stonelake says it plans to develop an additional 850 apartment units at Trinity Green.

    Alliance Residential met with the Oak Lawn Committee regarding the orientation of a possible 22-story, 240' tower in Knox Park.

    Project proposed at the southern corner of Cole and Armstrong.

    Project may change given OLC, CC and developer's decisions.

    Project Location

    Last night, they returned with a vastly different configuration. The same 340-unit density, but they siphoned units off the back 80 percent of the lot and placed them in a high-rise on Armstrong Avenue. This left the very northern part of the property with a 22-story, 240-foot high-rise with the remainder of the property within MF-2’s height of three stories.

    Amazon lands in Lancaster with huge new distribution center

    Seattle-based Amazon - which has gotten lots of attention lately with its search for a second headquarters location - has rented space in a new 920,000-square-foot warehouse building off Dallas Road south of Interstate 20.

    The Amazon fulfillment center is one of a half dozen major distribution centers the Seattle-based online retailer operates in North Texas.
    Amazon also has major fulfillment centers in Coppell, North Fort Worth and Haslet in Denton County.
    Amazon's industrial building is the first phase of a 164-acre logistics park Kansas City-based VanTrust Real Estate is building in southern Dallas County.

    The project is planned for more than 2.5 million square feet.

    Uptown Dallas tower and Statler redevelopment honored by Urban Land Institute

    The new McKinney & Olive high-rise in Dallas' booming Uptown district was honored with the ULI's annual Innovation award. The 536,000-square-foot office and retail project on McKinney Avenue was developed by Crescent Real Estate.

    "Crescent's development and design team, led by architect Pelli Clarke Pelli, started McKinney & Olive with a goal of setting a new standard for workplace design in Texas. Every major decision was measured against that goal," Joseph Pitchford, Managing Director of Crescent Real Estate, said in a statement.

    Downtown Dallas' redevelopment of the Statler Hotel corridor on Commerce and Harwood streets was awarded the ULI's Next Big Idea Award. Dallas' Merriman Anderson Architects designed the $230 million Statler Hotel renovation and other projects in the area.

    UT Southwestern planning a $480 million expansion of Clements Hospital

    UT Southwestern is planning a $480 million expansion that will add 292 patient beds and 19 operating rooms to its flagship William P. Clements Jr. University Hospital by 2020.

    The expansion is driven by “a greater-than-expected need” for specialty care, in areas such as neurology and cancer, hospital officials said Wednesday. The goal is to consolidate resources, boost efficiency and enhance the quality of care provided to patients, said Dr. Daniel Podolsky, president of University of Texas Southwestern Medical Center.
    Clements Hospital will remain open as UT Southwestern builds a third tower on the north end of the current facility.
    That center has become “a top priority,” with significant investments in basic research into brain injury and disease, and research to generate new approaches and treatments, he said.
    A “significant part” of the third tower will focus on services for patients suffering from brain-related illnesses, and will staff neurologists, psychiatrists and other related clinicians.
    Funding for the new tower will come from bond sales previously approved by the UT System Board of Regents and supplemented with philanthropic support.

    Crystal Lagoons waterpark will make a splash in Prosper home community



    A Prosper home community will be getting a 5-acre Crystal Lagoon waterpark to help lure residents to the project.

    Windsong Ranch, located on U.S. Highway 380 west of the Dallas North Tollway, plans to build the water feature to create "a beach-style lifestyle" for residents in the 2,030-acre development.
    Windsong Ranch developer Terra Verde Group said Monday that construction of its Crystal Lagoon waterpark will start this winter and will be completed in early 2019.

    "This is a real game changer for us," said Craig Martin, founding partner of Terra Verde Group. "This will be the only one announced for a master planned residential community in North Texas.
    The lagoon will have watersports including boarding, windsurfing, sailing, diving, kayaking and swimming.

    "What you have when it is completed is something that really does look like a beach in the Virgin Islands," Martin said. "It has sandy beaches all down one side, and it doesn't have the feeling of a swimming pool.

    Urban mixed-use project would fill high-profile corner in Allen



    Project Location

    The 78-acre mixed-use development is planned at the southwest corner of U.S. Highway 75 and Stacy Road.
    In all, more than 600 rental units and a half-million square feet of office, commercial and retail buildings are included in the project called Stacy Green.
    A 13-acre greenbelt and park along Cottonwood Creek would be dedicated to the city but maintained by the developer.

    Dallas architect GFF and Architecture Demarest did designs and renderings for the project.

    New hotel in the works for Richardson's Telecom Corridor



    Project Location

    The 111-room full-service Four Points by Sheraton Hotel would be built near Blue Cross Blue Shield of Texas' headquarters between the highway and DART's commuter rail line.

    The hotel is planned with meeting facilities, a fitness center and will have access to the public trail system.

    The hotel development site is south of the $1.6 billion CityLine development that includes State Farm Insurance's huge regional campus.

    Old warehouse will become new venue for West Dallas

    Oaxaca Interests said it plans to redevelop an old warehouse on Fort Worth Avenue into a dining and retail venue.
    The developer said the old warehouse will be repurposed as a "pet-friendly, indoor-outdoor destination."
    The real estate firm hopes to rent the 10,000-square-foot building to two to five tenants.

    "The flexibility of the space, as well as its indoor and outdoor components, is perfectly suited for a food hall, beer garden and several smaller retailers and food artisans," Jackson said.

    Architects Lake Flato and Hocker Design Group - which did Sylvan|30 are doing the project.

    South Korean manufacturer to invest $100M into DFW expansion bringing 1,600 jobs



    Project Location

    A South Korean manufacturer is expanding its U.S. operations in North Texas, with Garland-based Nutribiotech USA Inc. bankrolling $100 million into the former Raytheon campus. The facility is being converted into a new $50 million business park.

    Over the next five years, Nutribiotech USA, a subsidiary of Nutribiotech Co. Ltd. (222040:KOSDAQ), will increase its footprint from an existing 60,000-square-foot facility to more than 685,000 square feet of space. The expansion includes the renovation of 375,000 square feet of former Raytheon facilities and the construction of a new 250,000-square-foot facility adjacent to Nutribiotech's current site.

    "We have been growing very rapidly and Garland has been a critical part of the success," Nutribiotech USA President BJ Lee said in a prepared statement. "As we look to the future, we are excited to be a valued and dynamic part of this region's economic engine."

    Eagle Ford School to be renovated for offices



    Project Location

    The 1923 West Dallas school, famous as the elementary school where outlaw Bonnie Parker attended, could be coming into a new era.

    The city initiated efforts last year to make the Eagle Ford School a Dallas historic landmark because of its significance as a last remnant of Cement City and the Eagle Ford community. That move prevented the building, which was on the market, from being torn down for about three years while its case is under review.
    Moser has plans to restore the building’s facades, expose bricked-in windows, replace windows and doors and add a paved parking lot. The interior will be renovated as an office space.

    “We will bring this building back to a good condition for another hundred years,” Moser told the Dallas Landmark Commission this week.

    Rosewood Property brings in venture partner for 2.5M-square-foot corporate magnet in Plano



    Project Location

    Rosewood Property and Patrinely Group unveiled plans Tuesday outlining a 12-story, 343,800-square-foot office tower, called One Heritage Creekside, within Heritage Creekside's new 72-acre mixed-use campus along the President George Bush Turnpike on the west side of Interstate 75.

    In all, the mixed-use campus — which is aimed at luring a major corporate tenant — will total more than 2.5 million square feet of Class A office space, retail, luxury urban apartments, hotels and single-family homes.

    One Heritage Creekside, which could deliver as early as the fourth quarter of 2019, will be the first of four office buildings in a quad, with an additional fifth tower for a large company's operations, such as Amazon's proposed HQ2.
    Even though the office tower could deliver as early as the fourth quarter of 2019, a spokeswoman for the development group said they require a tenant commitment before beginning construction.

    New $25 million medical complex set for Garland



    The North Garland Medical Center will be constructed by New Era Partners at 7217 Telecom Parkway.

    The 3-story 95,000 square foot of healthcare development space will be built near Bush Turnpike at Lookout Drive and Telecom Parkway.

    Dallas-area apartment builders trail only one metropolis in construction permits



    Dallas ranked second only to New York for total apartment building permits through the third quarter, according to a new report by Richardson-based RealPage.

    Through September, developers in the Dallas area have received permits to start more than 20,000 apartments. That's down less than 1 percent from last year's building permit totals.
    More than 47,000 apartments are currently under construction in North Texas.

    While striving to satisfy the client’s desire to design the building such that the top would make an architectural statement recognizable on the Dallas skyline, project goals include maximizing view corridors from the site, assist in unifying/extending the pedestrian experience in the neighborhood, establish a park space that serves the buildings and neighborhood alike, and seek to create a “legacy” building for Granite Properties.

    Building form and skin manipulate light; undulating vertically to provide varying floor plates, curtain wall planes extend above the roof to provide wind protection for a common amenity space. With an emphasis on building height and slenderness, the building dissolves at key locations to offer a sense of lightness.

    Plans revised for 2 office towers at Plano’s Shops at Legacy



    Project Location

    The Plano Planning and Zoning Commission on Monday approved a revised preliminary site plan for an 11-story office building and a 10-story office building east of the Dallas North Tollway in Plano.

    The proposed office buildings, each offering more than 300,000 gross square feet of space, would be located generally southwest of the intersection of Ashmill Drive and Bishop Road in Plano.

    Irving apartment project starts near new Music Factory



    Project Location

    Developers are building an apartment community near Irving's new Toyota Music Factory entertainment and retail center.

    The 387-unit rental home project will be built east of the Irving convention center near Northwest Highway and Las Colinas Boulevard, across from the Irving Convention Center.

    Builder JPI is developing the Jefferson Promenade apartments on land the Irving-based developer recently acquired. The project is adjacent to a commuter rail station.

    Development planned for one of last vacant tollway sites near the Dallas Galleria



    Project Location

    The planned project would include more than 700 rental units in two phases plus ground-floor retail space. The Jefferson East Branch development is in Farmers Branch northwest of the Galleria Dallas shopping mall.
    "The site is already zoned for multifamily; we are just modifying the site plan," Brendel said in an email.

    Architect JHP designed the 6-story buildings.

    JPI is also working on a separate, more than 400-unit apartment project just south of the tollway tract at Inwood and Alpha Road. The rental units would be part of a 13-acre mixed-use development that includes retail, office and a hotel on the former site of a big box store.
