    New retail, restaurant development in works along Northwest Highway in Grapevine



    Chris Leighton, a broker for Westwood, said the company decided to purchase the land as Grapevine Station is 99 percent leased out.

    Leighton said the development will feature high-end retail, office and restaurants spaces. He said a bank or pad site uses could be a possibility as well.

    “We are still working with our architect to get the site plan where we want it but hopefully we will start some [ground] work later this year and start the [pad site] work off with two retail buildings and two office buildings in early 2018.”

    Hotel, corporate lodging concept starting near DFW Airport



    The franchised property, called WaterWalk Las Colinas, will be owned by a Wichita-based investment group led by Allen Dunne, CEO and owner of Dunne Investments and Dunne Property Co.
    The property will be located near Dallas/Fort Worth International Airport near the George Bush Turnpike and West Royal Lane in Irving.
    Each location will have added space typically seen in apartment homes with hotel services. The furnished and semi-furnished suites have a kitchen, washer and dryer, fitness center, bike storage and other amenities for residents and visitors.

    Per the previous article, I was worried the new building was to sit atop an above-ground garage. What a relief.

    First look: Next phase of Old Parkland campus will add an office building




    The 90,000-square-foot classical "Jeffersonian style" building was designed by Dallas' Beck Group and United Kingdom architect Craig Hamilton.

    The six-story office project at Maple Avenue, Dallas North Tollway and Knight Street will have three levels of underground parking.

    Plans also call for "a thematic sculpture in the front plaza" of the new building, according to Crow Holdings.
    "We already have commitments for approximately 40 percent of our new office space and are delighted the market continues to support our development."

    Irving developer to build 456-unit community in Richardson's Telecom Corridor



    The community, called Jefferson Woods, is underway by Irving-based JPI near North Central Expressway and Glenville Drive and expects to begin delivering units in summer 2018.
    The property's location adjacent to Spring Creek Nature Area and the CityLine development in Richardson will attract a number of residents wanting to live near a work environment with amenities, said Matt Brendel, senior vice president and development partner at JPI.

    The terms of the financing deal were undisclosed. Dallas-based JHP is the architecture firm designing the project.

    More apartments on the way on Singleton Boulevard in West Dallas



    Now Stonelake Capital has filed plans for a second, 325-unit apartment block that will be built on the west side of Obenchain Street near Singleton.
    Stonelake Capital partner Kenneth Aboussie confirms that the apartments will be the next phase of the Trinity Green project.

    Las Colinas office buildings will get park in makeover

    "The differences are going to be night and day — very light and bright," Josh Hedderich, senior vice president of asset management for Parmenter, said in a statement.

    "Mandalay Tower 2's lobby will have a new reception desk, seating areas, and a lounge component with new furniture and pendant light fixtures."
    The redevelopment will include a 1-acre park built among the three high-rises. Complete Landsculpture designed the park area.

    The renovations to the three towers are scheduled to be finished this summer.

    Aerospace giant Boeing to create global services HQ at Plano's Legacy West

    The newly formed company expects to be up and operational at the site in July.
    The executive team for Boeing Global Services will serve about 20,000 employees throughout the world.

    The central location in the United States will help assist in Boeing Global Services' plans for worldwide service, Deal said.
    The business unit decided to put its headquarters in Dallas because Aviall currently has a sizable presence in North Texas. Availl Inc., a Boeing company specializing in aircraft parts, is located along Regent Boulevard in Dallas.
    "It is their upper-level management with an exposure to an incredible array of companies from all over the world that will come and visit this location for business purposes," LaRosiliere told the DBJ.

    Room & Board, a popular furniture retailer, is coming to Dallas

    American-made modern home furnishings retailer Room & Board plans to open its first Texas store in Dallas later this year.

    The retailer which has a cult-like following already has a large online customer base in the Dallas area.
    The Minneapolis-based furniture retailer is combining two spaces on McKinney Ave., just south of Knox, formerly occupied Nest and Design Within Reach.
    Room & Board says more than 90 percent of its products are made in the U.S. using both American-made and imported materials. The company works mostly with small U.S. manufacturers.

    Frisco Station hotel project starts this week

    Construction kicks off this week on the next phase of the $1.5 billion Frisco Station development.
    The first phase of the development will include an AC Hotel and Residence Inn -- both Marriott properties.

    The new hotels will include 300 rooms.

    NewcrestImage's project is also planned to include a Canopy by Hilton in another phase.

    Allen approves $91 million convention center and hotel on U.S. 75



    The 7-acre project on U.S. Highway 75 is intended to give the city a way to snag a slice of the growing event and meeting business in Collin County.
    Dallas-based Altera Development is building the project, which will include a 300-room Marriott Hotel, 90,000 square feet of convention and meeting space and a 1,000-car parking garage.

    "We had the expectation we would break ground a year ago, but we had the wrong design," Bowman said. "Now it's six stories, and we've made it larger."

    Altera Development principal Mike Kennedy said the hotel will be operated as a Delta by Marriott, one of the company's newest full-service brands.

    The Drever Sorts Out Liens, Gets New Financing

    The Drever, the Downtown skyscraper undergoing renovation at 1401 Elm St., closed a new financing vehicle with a private investment group on April 5. Missouri City-based GCP Income Opportunities I is listed as the lender on public records.
    “All contractors are current and construction continues as planned,” Drever said. “All of the abatement, fire safety and cutting in stairs are either finalized or in progress to meet safety and fire code requirements, and work is paid to date.” The redevelopment is still set to deliver in 2018, Drever said.

    Collin College starts construction of new training facility in McKinney



    Collin College broke ground Friday on the new Public Safety Training Center, which was also the official launch of the college’s master plan.
    The new facility, which will be located at 3600 Redbud Blvd., McKinney, will house the college’s fire science and law enforcement academies and a professional development-training site for Collin County’s emergency services personnel. The center is being built in cooperation with the cities of McKinney and Allen. The cities will also provide funds for the new facility.

    The 128,000-square-foot training center will include two multistory burn towers for fire training in residential and commercial firefighting settings. The Fire Science Academy areas of the facility will also include specialized simulators for training in hazardous materials fires and spills, civil aircraft and below-grade rescue in earth collapse extrications.
    The center is expected to be complete by summer 2018.

    Plano officials pursue land for public park at Legacy West



    Plano City Council on Monday approved the terms of a contract to purchase a grassy, 7-acre site for $9.9 million. The site is located across the street from some of the city’s most prominent construction projects.

    The land purchase is currently unfunded, and would only go through if voters pass a $78.9 million bond package for parks projects in the May 6 elections.

    “The park in Legacy West will be a neighborhood park to serve the growing number of residents in the area,” City Parks Director Robin Reeves wrote in an email. “It will likely be more urban in character than a typical neighborhood park.”

    New Uptown Dallas apartment project will add 190 rental units



    Called Modera Howell, the 7-story apartment block is the latest of a series of close-in rental communities built by Dallas-based Mill Creek.

    Mill Creek and venture partner Abington Properties are building the Uptown project with a rooftop pool deck, fitness studio, landscaped courtyard with outdoor kitchen and dining area, a business center and three levels of underground parking parking.

    New tower on the drawing board for Dallas' huge Lincoln Centre project



    Now Lincoln Centre's owners are proposing construction of a fourth office tower that would be built on the east side of the tollway.

    The 390,000-square-foot office project would be the largest such development in that area in more than a decade.
    Lincoln Centre leasing agents with Cushman & Wakefield have recently been showing details of the planned tower to prospective tenants.
    The expansion project would also include a multi-level parking garage that would replace surface parking on the northwest side of the property, according to plans for the development.

    Last time I passed by, about seven trailers were on site, as well as construction equipment. Fence was up, too.

    D-FW apartment boom shows no sign of a slowdown with 50,000 plus units on the way



    Dallas-Fort Worth was already the top apartment building market in the country before starts increased by more than 95 percent in the first two months of 2017.
    Almost 30,000 new apartments will open their doors here in 2017.
    Less than 5 percent of North Texas' rental units are empty. And average rents have gone up by almost 6 percent in the last year.
    But with employment growth in the area still running over 100,000 new jobs a year, apartment analysts and builders are optimistic that the market won't get overbuilt.

    New Allen mixed-use project will include shopping center and apartments

    The restaurant portion of the development will have 23 retail and restaurant buildings totaling more than 342,000 square feet.
    "This is a first-class shopping center," Ben Roodhouse, vice president with RPS Development, told the Allen city council, which just approved the development.

    Along with the retail, 638 apartments will be built in a series of three- and-four story buildings on the east side of the development.

    Allen Selects Builder for $10 Million Park



    Construction of Allen’s newest community park is expected to begin in May.

    The 75-acre complex will be the first community park on the west side of Allen. Located at the southwest corner of Ridgeview Drive and Bray Central Drive, it will feature a lighted softball complex with artificial turf, multi-use fields, a looped pedestrian trail, nature trails and a playground.

    A central restroom facility and concession stand will make the new park an attractive option for large tournaments. Twenty-five acres of the park will be kept as natural land.
