Unfortunately, when the cranes come down this project is going to lose a lot of its height and presence.
Hopefully they end up building an office building taller than the hotel, but that's yet to be determined.
You can see in the first two photos that they have started to pave 50th just to the west of Penn.

Looks from that angle like that might be temporary asphalt that was put down to keep the main entrance from becoming a rutted slop hole from all of the heavy traffic coming and going. Could you tell if there were curbs down? Seems like that would be premature.
On a random note. I was leaving Penn Square yesterday from the west entrance by Pepperoni Grill, and the old Verizon building looked like it was 12 stories tall because of how big the Oak stuff is (obviously a bit of an optical illusion). Made the city feel bigger.

When is the retail supposed to begin construction?
I apologize if this has already been answered: I looked at the OAK website and it states 250,000 sf of retail. Do we have a break down of what that is for Arhaus, RH and Capitol Grille combined versus what will be built into the base of the apartments and hotel? My wife and I went to Dallas this past weekend and spent some time around Northpark Mall. Would love to see a Shake Shack and an Eataly here. I know the first is more doable than the second.
Yellow depicts retail/restaurants. There will be more in Phase II, but that will be heavily weighted towards restaurants.

Williams Sonoma has a deal in place that they can't open up anywhere in OKC until their current lease runs out at Penn Square. They left their space due to the sewage flooding and made this agreement as I was told by a former manager. I have no idea when or if they will come back.
The retail options have grown dramatically over the last 10-15 years here, so my imagination of what the next big announcement will be is shrinking relative to when I was a kid. If Oklahoma City had an independent department store, it would be awesome to have a flagship store in Oak, i.e. Stanley Korshak as part of The Crescent in Dallas. Otherwise, places like Zara are about the main thing missing (to me) that I could realistically see coming soon unless Oklahoma City is closer than I think to attracting individual luxury stores like Gucci, Louis Vuitton, Saint Laurent, Tiffany’s, etc. but more than anything, I’m just happy to see companies invest in Oklahoma City.

I and others have mentioned that in the past as well. Pete has insinuated that Shake Shack fits the criteria of what the developers are looking for. That doesn’t mean it will happen or that we should put blind faith in it being a done deal, of course, but if there’s anyone I trust to attract them, it’d be those behind Oak with Chisholm Creek being the next best bet.
Not directly part of Oak, but the NW corner of NW Expressway and Penn -- a long-vacant Verizon store -- will become an Integris Urgent Care facility.
