Thread: Will Rogers World Airport - Eastside Commercial Development!

Had dinner with a friend of mine who has been involved in some meetings having to do with us. He didn't go into much detail but he said talks are somewhat heating up and there is definitely a chance this happens. Anyone else heard anything?

Well there's a 100% chance this will happen at some point in time. The main driver of this will be Portland Ave. relocation. Which has already been given the Notice to Proceed by the Airport Trust and OKC Public Works. It is estimated to be done Sept 30, 2013. Until Portland is relocated, there won't be much done.

    More info. http://flyokc.com/CurrentProjectDeta...f-91c446600935

Portland Ave. from S.W. 54th street to just south of the ARINC hangar (where it veers off southeast of the current alignment, as seen in the image on the website) will be resurfaced in the next couple of months.

So why are they going to resurface something that's been neglected for decades, if they are about to yank the whole thing out and move it?

The resurfacing will be approximately 1/2 mile, at most, and only to serve new businesses. The relocation is about 3 full miles worth of street.

Yeah. I bet that the resurfacing will go all the way down to Atlantic. About 1/4 mi south of ARINC. But Portland will veer off to the east near ARINC. So it will probably be a cul-de-sac at Atlantic.

OK, so they're just doing the ends of it minus the part that's moving then? Makes more sense. It also explains more as to why so much effort had been put into Portland the last few years just north of there. I still have reservations on how part of this project is going to fly (haha pun), but I'm all for something that can help build up the area.

One down side is that you won't be able to speedily bypass I-44 on Portland anymore. Getting from Meridian to 89th was sometimes faster on Portland if I was trying to get something in that area rather than 240 if the traffic was bad. And when they had 54th and Portland both closed....oh man it sucked.

It looks to me that will be retail that is geared towards the needs of the airport and airport travelers. I don't think you are going to see a discount or department stores.

Why do you think that? I've seen nothing to indicate that it will be purposed that way.

Yeah everything i've seen makes it look more like any other unspecial reatil area...Home Depot, for example. Now what I did see was west side of Portland would have things like that because of easy access to the runway area, but that won't be true of the east side of the road.

"Lariat Landing" is the name of the east development. I've heard that this project is about to get underway. And from what I am hearing this is going to be very very nice. It may be the best planned large development seen in Okc.

Add this together with the "Envision 240" and a "Meridian Business Improvement District".

When is Portland supposed to be finished? I didn't think this would start until Portland was redone.

Portland will be done in 2013.

From the description given there it really sounds like it's going to marketed more toward industrial development.

Anyone have any updates on this. I moved into this area about a year ago and have really been hoping for something like this too happen. Right now where I'm situated I go to Mustang for as much as I can, then to Moore for the rest. Would be nice if there were maybe some restaurants over that away. I noticed they got a lot of dirt work done, but not much else.

As I have mentioned in a couple of other threads, I went to a Chamber breakfast this morning where Mark Kranenburg gave a short talk. He is the director of airports for OKC. In mentioning this project, for better or worse, he likened it to the University North Park development in Norman. He gave no specifics about anyone locating here, just general information about the kind of diverse development they are proposing.

It would be nice if they brought the Drive-In back. Missed dialog all the time with aircraft landing. Good times.

The old drive-in isn't airport property so I doubt they will be doing that.

I'd like to see Target put a store out there.

Appreciate the response. Please let us know if you ever hear any specifics. I know a lot of people in my subdivision as well as the others down 104th could benefit from retail and restaurants put out there.

Oh, goodie. Just what the metro needs. Yet another pile of EFIS chock full of mattress peddlers, fast food, and folks relocating from their current locations. Yea.

This development will accomplish a completely different purpose and yield a completely different result than the University North Park development. This won't steal resources from local retail and dining because the deep south side of Oklahoma City is desperately under-served in mid-to-high level retail and dining in the first place. The city is losing south side tax dollars from these high-wage earners to Moore, Norman, and Mustang. This development, if done well, will bring the development synergy and dollars back within the city limits, which, in the long run, will benefit the downtown core. These people won't go downtown to do this kind of shopping, anyway. Better to keep the money within the city toward a typical suburban development than to lose it to another municipality all together.

I agree. I've lived in Mustang for the better part of 15 years. I've since moved to southwest OKC south of the airport, and was blown away at the lack of anything in that area. Sure there is stuff off of 240 and a bit further south, but really I'd rather shop in Moore or Mustang. This is how all my neighbors are too. We'd much rather use our tax dollars in our city. God knows property taxes are high enough where I live, I'd like to see some improvement in retail and even some of the roads around here.
