It will ll be interesting to see what direction ChickFila faces. If there are additional curb cuts on Portland, it seems that would cause dangerous traffic issues on a road where people are going 55+mph.
Looks like a convenience store on the corner. OnCue already has a big location just a mile south and 7-Eleven a mile to the east. Could be Casey's, Domino or eExpress.
According to CRBE, 7-11 is suppose to build on the south side of 178th and east side of Portland, along with a proposed Braum's. Not sure if that would be a go given the brand new store at 178th and May, unless traffic counts are that different.
Could be a smaller OnCue to catch people heading northbound in the evenings? The one at 164th and Portland is quite larger than their average footprint, but given the traffic light at 164th and Portland I can see how their business would drop significantly in the evenings because of ease of access. Northbound traffic can get backed up back to the 150th bridge and sometimes close to the Memorial overpasses during the 4:30-7:00 PM window.
Dear Lord. Nothing says “power” like a dollar store, a new incarnation of a dollar store, a convenience store, and a Ross Dress For Less. What a mind-numbing array. Sorry to sound like a snob, but is this really the best they can do?
When the Chick Fil A is the star of the shopping center, that’s really saying something.
Is this the best they can do? No.
But unfortunately "build it fast, build it cheap!" I think these stores are safe bets, but kind of surprising given the higher income and density of the area. Rose Creek Plaza a mile south seems to be the focus for a higher end tenant mix.
Given Amazon's dominance on retail, not sure what other type of store to expect in a power center these days? I think a Home Improvement Store (ACE, Lowes, Home Depot) would do well this far out given the amount of new homes and construction in this area. With Homeland being built down the street, not sure if there is enough demand for another grocery store this soon in the same area? I wouldn't be surprised to see a PetSmart or Petco go in the other "Big Box" store placeholder on the north end.
Deer Creek schools will benefit from the tax dollars.
HomeGoods is a great tenant and Popshelf stores are nice and bright.
'Power center' is another term for 'big box center'. Not sure what else you would expect at this location.
So is that Chick Fil A footprint big enough for their typical 2 lane drive thru that wraps all around their buildings and overflows out onto the streets they are typically located on?
7 Eleven still owns the opposite corner (Southeast side of 178th and Portland), so it seems likely they would eventually put a gas station there. I could see Caseys or OnCue going on the corner of this shopping center.
I think the OnCue at 164th and Portland caters to a lot of thru traffic coming from the north down HWY74 into OKC. If OnCue were to build here, it would potentially hit a different audience of those living in Valencia, Rose Creek, and Grove.

Plans are taking shape for several new businesses at NW 178th and Portland.
On the northeast corner, a large shopping center is planning to include HomeGoods, Ross Dress for Less, Popshelf and Chick-fil-A. More stores and restaurants will be included in the development.
On the southeast corner, 7-Eleven has bought the hard corner and Braum's has acquired the property to the east.
And on the northwest corner, a new strip center behind Sonic will soon be home to Swing Zone, a large bar and restaurant that will feature a long row of golf simulators.
The area continues to boom with scores of new housing additions in the Deer Creek school district.
Nearby at NW 164th & May, Homeland is well under construction and Broadway 10, Sidecar, and Hatch have announced new locations. Much more retail is planned in the center dubbed Rose Creek Plaza.
At NW 178th & May, Jack Be Grocery is now open for business, 7-Eleven is very close, and The Winston is under construction. Starbucks and Taco Bell have recently opened with more planned in the area.
Near the southeast corner of NW 164th and Portland, Buffalo Wild Wings is planning its first new-concept location in the state.
Can't say I'm thrilled about this. I know I probably hold an unpopular opinion and my opinion won't change anything. It's just me venting and complaining.
People move outside the city to get a little breathing room or to get away from the city or get away from it all etc. but then the city follows them. Then they move further out and the process repeats. It just keeps expanding with little thought given to planning so we have a box surrounded by a sea of parking that's 100 yards from another box surrounded by a sea of parking and so on.
Meanwhile, as the city moves outward the formerly new areas become old areas and the city rolls right past leaving dead areas.

The plans call the center Westpoint but the sign says The Grove.
If you missed the news today, it would appear that an oil pipeline was struck during the prepping process of the land on the northeast side of NW178th and Portland.
It is still early in the assessment process of how long and the impact of the cleanup would be, but I imagine this will delay further construction for a while at this location.

Weent to a wedding at venue off of 178th and N Portland this evening. Around 164th off to the west is a huge apartment development. Living in Windsor Oaks I didn't realize it's a quick 15 min jaunt up Hefner to 178th.
It really depends on the time of day. Monday-Friday rush hour anything north of Memorial, especially going north bound during the afternoon drive home can really get backed up because of the stoplights every mile after 150th street and the amount people that now live in this area of NWOKC.
Panda Express has filed a building permit to join the Chick-Fil-A as a restaurant out parcel in the Portland Power Center.

looks like there’s a new strip center or something directly across the street from winston? different than the parcels that were reportedly HteaO, salad and go and 7brew etc
The entrance from Portland into The Grove on 184th use to have a dedicated right turn lane from Portland, for some reason, that went away, so now you have cars coming to almost a complete stop to turn right/east into the subdivision, while cars behind are going 55+ mph. The sooner ODOT can expand Portland to controlled access north of 150th to 192nd or 206th, this area becomes much safer as this would be a controlled access road to the side.

They have slightly scaled back the development for now with smaller retail and a proposed Phase 2 on the north edge. I wouldn't be surprised to see a stoplight on Portland at the entrance to the shopping center/Grove and the Mercy Clinic across the street.
