They are using a firm out of Dallas to help them bring in national tenants.
For the first phase, they are focusing on national new-to-market restaurants and retailers. There are several more to be announced and I'm sure they are recruiting Shake Shack but don't know if they have any sort of deal.
For future phases, they may bring in some locals.
MIND BLOWN!! The RH Knox Street Dallas has a restaurant on the top floor.
And so is the one in okc!! OMG!!
Here are some cropped renderings that show the Big 3...
It looks like Arhaus will also be a stand-alone 3-level store. At 17,000 SF, it will be almost as large as their 22,000 SF flagship store, so should be pretty special.
And this RH Gallery will be very similar to the one in Dallas. I know lots of people who love their rooftop restaurant, especially their brunch.
This is very, very encouraging. Those are strong tenants and will no doubt draw other retailers who wouldn't have paid OKC any attention in the past. Great news!
Holding out hope we can pull a Crate and Barrel. I've always loved that store. And hell yes to a Shake Shack if we can get it. Even if it's a shadow of the Madison Square original, it will be a great addition to OKC's burger offerings.
Oak has the chance to improve upon our state's greatest retail destination, Utica Square. I'm here for it. Those renderings are gorgeous (here's hoping the trees and vegetation shown will be to this scale once this project is delivered).
This just looks like a much classier development than the usual cheapo, corner-cutting approach we often see in OKC.
It's very interesting that 3 new large higher-end furniture stores will soon be open in OKC: Living Spaces, RH and Arhaus.
Living Spaces isn't as upscale as the other two but is good quality and I personally really like a lot of their stuff.
Not to get into yet another argument about Tulsa, but Utica Square is nothing special. It does have a regular Restoration Hardware but it's only a fraction of the size with none of the grandeur of this gallery store and of course no restaurants let alone the multiple terraces.
That Saks there isn't anything special either. It is nothing like a full-blown Saks 5th Avenue Store.
Besides that, they have a bunch of mall tenants (Gap, Madewell, Evereve, etc.) and nothing we don't already have here.
And Arhaus is more upscale than any furniture store in Oklahoma that I can think of. And much more is coming to OAK, most of it new-to-market places.
Utica Square is pretty unique, not necessarily in its retail offerings but in that it’s a 60+ year old destination with a mix of shopping, restaurants, offices and condos surrounded by the nicest neighborhoods in Tulsa. It effectively operates like a mini-downtown for Midtown Tulsa, with things like a post office, Walgreens, wine shop, bank, etc in addition to high end stores like RH, Williams Sonoma, Coach, Saks, etc Not to mention things typical shopping centers don’t have like Summer’s 5th Night (live music on Thursday nights). Though hopefully OAK gets them to up their game.
Coincidentally, the New York Times just did an article on RH's restaurants - https://www.nytimes.com/2022/10/24/d...estaurant.html.
Utica Square is nothing unique and honestly was a huge let down when I first went there. Arguably it currently is one of the nicest shopping destinations in the entire state but that isn’t saying much and they really need to do an update to remain competitive with OKC. They should develop their surface lots and put the parking underground. I’ll also second Pete’s thoughts about Saks Fifth. When I went there I thought it was a joke. I wonder if corporate even knows that store exists. It needs a major remodel and expansion.
Very nice for OKC! This development looks like it will be very unique for the city. Crate & Barrel would be nice too! Also, Peter Millar and Tommy Bahama for the gents, and Tori Burch and Kate Spade for the ladies! I could see a Louis Vuitton too!
So thrilled with Oak so far and I am excited for more announcements; OKC is moving into the 2nd tier with these new to market additions.
I would LOVE to see 50 Penn Place get some love, with a LV renovation. Add in Gucci and the others while we're at it.
Oklahoma City, the RENAISSANCE CITY!
If these guys had any real pull....we would see a white castle or In and Out Burger
I'm gonna jump in before the In N Out haters get here...
White Castle is straight garbage. At one point at the theatre we had frozen White Castle sliders we'd heat up in the Amana oven and they weren't good, but I figured it was unfair to judge them based on that. Tried them in Vegas, but the set up was kind of weird and I was honestly unsure if it was a full White Castle or something so I thought well shouldn't judge them from that. Tried them in Chicago at an honest to goodness, full size, free standing White Castle and they were still not good.
Like I get how they could appeal as stoner food a la Harold and Kumar, but if for some weird reason it ever came down to White Castle and In N Out there is really no contest.
For this project, Shake Shack would make the most sense and as I mentioned before, I'm sure the developers are recruiting them.
Shake Shack often locates in properties like OAK.
Are we really talking about White Castle (or even In n Out) in the same development-- same phase even-- as RH? I hope not. Shake Shake, great. The prior two can go further out on NW Expressway by Baptist Hospital.
This development has me interested. I’ve been watching homes between the area of OAK and 63rd so this will be something I watch closely!
Yeah, and I was just playing off of the circular argument that always happens when In N Out is brought up about it being overrated, etc. I just decided to pounce on White Castle first (which, BTW, I can agree with it being good drunk, stoned, hangover, food; I just wouldn't go there sober lol).
I recognize this was off topic so apologies there. I agree a Shake Shack would be cool here.
Where are all these shoppers and residents of the apartments gonna eat? At Eataly of course (please)
