    Next to WF they're going to build a big box nationwide store that OKC doesn't currently have something like Anthropologie or REI etc. As far as I know it hasn't been decided yet.

    I think they know what's going there, but haven't announced it. I initially wasn't sure if it was a construction site, but it appears it is.

    i don't see them wanting a REI next to whole foods. the two wouldn't seem to blend together. A Crate and Barrel would be more in line.

    Same demographic. The REI in Colorado Springs is in same shopping center as WF.

    I'm pretty sure that's the new Anthropologie site based on when I heard they think the store will be ready to open. I'm not sure why they're not announcing it, though. Maybe there will be a series of buildings started soon. It's logical to make that block an open air shopping center if they already have those two stores. I'd certainly like to see a Crate and Barrel and a Restoration Hardware here. Since Tulsa has a Restoration Hardware, it seems odd that we don't, unless their store isn't doing well.

    The permit is for 9900 sf. It's highly likely that it's Anthropologie.

    During my last visit to Tulsa, I visited the RH in Utica Square and spoke with a lady manager and asked her if there were any plans to open up a OKC store? She replied that their were no plans at this time to open one up in OKC. I casually asked her how the Tulsa store is doing and she stated "very well'. RH has closed several of their stores in the region including in Wichita at Bradley Fair, and in the Dallas area at the shopping center North of the Galleria and the store in Stonebriar Mall in Frisco.

    REI opened an additional store in Austin in the former Whole Foods location when WF built their new store/headquarters building across the street at Sixth & Lamar. There is also an REI next to the Whole Foods store in the Gateway area of North Austin, that was a build to suit well after WF opened up there. The other REI is in the Ikea area in Round Rock. I would imagine that many of the REI shoppers probably shop for groceries at places like Whole Foods, Central Market, Sprouts and Newflower, quite few that I know do.

    It's no surprise that the same people who buy locally-grown, free-range, organic chicken also need a place to shop for North Face polar fleece. Careful what you wish for!

    1 story and $500,000 for the shell.


    That's too small for a typical REI which are around 25,000 square feet.

    $50 per foot for a shell is a pretty inexpensive shell.

    I love REI as much as the next person on this board. Hell, I always go out of my just to go visit the one in downtown Denver. But I doubt one would ever really survive in OKC. I just don't see it happening. Besides, we have Backwoods which is a great store.

    My money is on Anthropologie - but I could be wrong. I would love to be proved wrong.

    Is it going into one of the existing Classen Curve buildings? If so that is a decent build out price since there would be little to no demo cost. If it is a ground up building could also be permitted as a shell construction with TI to come after with its own permitting process and associated costs.

    The majority of REI stores are not even close to what the Downtown Denver store is. Most that I have seen are pretty much a standard big box (maybe medium sized box) stores with nothing special about them. I believe the one in Downtown Denver is one of the flagship stores.

    BTW - The same developer that has done most of the new buildings around Sixth & Lamar including the new and old Whole Foods locations also own the Founders Bank building in OKC.

    This is ground up bluedog. There's a site being prepared slightly north and west of Whole Foods.

    $50/SF is a pretty good price for shell only with limited sitework, we do some building only stuff down here for anywhere from $35-60/SF excluding sitework or interiors. Looks to me like the interiors package/permit will follow.

    When the Anthropologie was built out in the former Rheul space in The Domain there were six different permits pulled for just commercial finish out.

    Here are the values from the City of Austin permit page for the project
    Remodel/Repair Building Square Footage: 9,875 sf

    Building Valuation Remodel: $568,257
    Electrical Valuation Remodel: $90,254
    Mechanical Valuation Remodel: $55,038
    Plumbing Valuation Remodel: $2,805
    Total Valuation Remodel: $716,354
    This was in a pretty new space since Rheul was only there about two years and it was a new lifestyle center.

    Is there a construction cam for the new site like there has been for the whole foods?

    Also does anybody have a picture of how the footprint of this store will flow with the other stuff going on at the site?

    The site looks like it's turned at a slight angle to the Whole Foods and it's probably about 100 feet away from it. I bet if we were in the know there's a whole planned series of buildings going in on that block.

    I thought you knew the location of the site but were sworn to secrecy. So, is this the site?

    Well, Patrick already gave it away so I figured what the heck.......

    I was told that a free standing building would be built on the same block as Whole Foods. So, I've been watching the area closely and that's probably why I noticed them leveling the site.

    Just that they're still looking for a site. I know they've considered Penn Square Mall and maybe Patrick would have more to say about that. I also know they considered Norman and decided they'd get a better mix of customers if they located it in OKC which will pull kids from Edmond as well as Norman. They've considered downtown and Western and maybe some other locations I don't know about. I sent a detailed suggestion for how/why to use 1101 N. Broadway or the Bruno's location and hopefully they will be passed on.
