Thread: Lumberyard

False. "A lot of people" are NOT "passionate about [keeping] it." What is your basis for that statement, Chris? A few posts in this forum where some people have said the mill is interesting and neat, or acknowledging that it has a historic connection to that site and OKC's agricultural past, plus continues to employ people as an active commercial enterprise? Those things are true, but NONE OF THAT means those people "are passionate about it" or insistent that it remain in that location. Please PROVE that a single person of any influence in this city or even on this message board is "passionate" about keeping this industrial use in this location.

The way you veer into hyperbole is stunning to watch sometimes.

BChris, can you get one of these "people" to admit that. Amazing to think that you would know people that love the cotton mill...

As long as we're at it, the cotton mill has no bearing on whether the thread-topic "Bricktown Towers" could be built. That "project" would be on the lumberyard property and some distance from the cotton mill. The mill does its business by rail and has very little interaction with the surrounding area. If "Bricktown Towers" was in any way real, building it with the cotton mill remaining in place would be no problem.

I don't think anyone is saying physically building the towers on that property would be a problem, it's more of a who would want to with the smell the Cotton Mill puts out. At least that is what I was saying.

Didn't seem to affect sales of the Centennial, only a few yards away and arguably more directly in the line of fire of the olfactory assault.

Edit: I take that back, after looking at the rendering more or less in about the same line of fire...

These are more detailed plans for the two 20-story residential towers. They are labeled "Phase 2" with the taller building presumably being Phase 1. I obtained these a couple of months ago; I don't think this project is any closer to being built but it's fun to look at some of this.

The first four levels are a shared parking garage; there is also some retail at the ground level, along with a lobby and a leasing office.

The fifth level is the top of the garage and where the pool would be located. Levels 6-20 are all apartments.

With such detailed renderings and floor plans, you'd think there was some serious steam behind this

Its quite ironic that what is supposedly the least likely to actually happen is what has the most detail and information available.

BTW, the reason I didn't share these sooner is because to have done so would have compromised a good source.

I referenced them previously and quoted some of the numbers that are shown.

Does this mean something happened to have made this more or less possible? Or I guess what my question is, what has changed that no longer compromises your source to share this?

Only thing that happened was the passage of time.

If we start building south of the new boulevard I hope we work toward continue the grid, instead of forever etching the service roads and former rail line paths as city streets.

    Comment From Michael
Steve, what's the latest on the Lumberyard? Are we getting new towers in this area? Perhaps a new Football Stadium so Oklahoma City can become the host of the NCAA D-I Devon Energy Oil Bowl?

    Comment From Nick
Is there something going on with the Lumberyard land south of Bricktown?
    11:52

    Steve Lackmeyer:
I do not see us getting a football stadium! But after having a lot of doubt about the development effort for the lumber yard, doubts I explained on my blog earlier this year, I am now convinced that a development is going to happen. I still don't believe it will be what was shown in renderings posted online.

As far as I know, the property is still under contract.

I actually obtained the package the prospective buyers sent out to investors, and it's not realistic (expecting rents that are not reasonable under any circumstances, other big issues) but they could easily pitch another type of development or perhaps a new buyer is involved.

We do know the current owners are willing to sell.

What was originally being posted on this board, and the information that was going out, as Pete says, was a fantasy. It was totally unrealistic.

Can you give us any idea of what to expect? Its not like any of us would harp on something you could tell us that is generally unspecific & vague. :P

To be more specific of this question ; Can we expect something more along the lines of tall & mysterious, or more something along the lines of jealousy by larger peers?

If it's anything less than a larger version of the Burj Khalifa that grants wishes, I'm going to blame Steve.

I'm not quite understanding this entirely. A 43 story residential tower is that unrealistic for this city?

  24. Default Re: Bricktown Towers

At this time and for this developer.

I'd be curious though to see what kind of rents were in the pro forma. I do think some project(s) could push $3/sf if they were well-designed.

We are getting 50 stories worth in the OGE Center. But, another 43 might be hard to make work now.
