Thread: Lumberyard

As I've stated many times now, it is my strong belief this is just a conceptual plan to create interest in what may actually be developed on this site.

At the same time, as we become aware of bits of information, we merely pass them on.

People can then decide for themselves what to think.

I think something is going on, but not what we actually see. I think it's something smaller, less grandeur. Maybe just the two smaller buildings without the 43 story tower; which by no means is a bad thing.

Or, they may be trying to create value in a property they now control to flip all or part of it.

All we can do is track along and report information.

Hopefully it will lead to something and you can't just say with certainty that there is no chance something impressive will happen on this site.

Yeah, that's the more plausible scenario. I haven't held too much stock in this being real from the beginning, but it is a nice conceptual plan. I'm still highly curious to see if / how it plays out.

    That would suck

Agree. If you could guarantee me those two buildings and a flip to another developer on the space where the large tower is right now, I'd personally be thrilled.

If I owned the cotton mill plant I would be doing everything I could to make this happen, including helping to finance. If this actually got developed as drawn, the mill site might actually then be worth the money they want for it. There needs to be this kind of development on the south side of the boulevard.

You think two 10 to 15 story towers south of BRICKTOWN wouldn't be flipping amazing?!

Have you followed this forum for the last 2 or 3 years? Do you not comprehend that something like that would be among the very best development we've had occur in this city since the Devon Tower.

I wouldn't be super excited for two 10-15 towers as I would be if it included the 43 story tower. Heck, I'd even prefer just one 43 story tower and be way more happy than just two significantly smaller towers. Anything else is sugar on the top, which is why this development is so exciting.

How about something is better than nothing on this site?

If you want to settle for that, fine. Something is always better than nothing, isn't it?

    It's not settling.

We can't hold every empty parcel back from development if there is not a 50 story tower.

2 10 story residential midrises on that property would be huge. Anything else would be gravy.

I'd be perfectly okay with the renderings even if there wasn't the tower.

Jesus Christ lord almighty man... lol

Come on dude, did I say that? All I am saying, is I would prefer this development with the tower in it. If it didn't have the tower and only had the smaller buildings, I'd still think it was cool, just underwhelming to what we first saw; kind of like the Tiffany Apartments. I'm not trying to say this development would suck if we only ended up with two smaller towers, which is what it seems some here are thinking that's what I'm getting at.

    It's like this:

option a: two smaller towers and larger 43 story tower (that's my favorite and hopefully the one we end up with

option b: two smaller towers only (this would be cool, but again, underwhelming to what was initially shown)

option c: 43 tower only (I'd pick this over option b)

Now I know a bunch here prefer buildings at street level, but I prefer taller buildings. Honestly, I'm extremely excited for this, but not getting my hopes up seeing as we have had a past of downgrades on major projects. I even continue to say I wish the Devon tower would've been taller, but it is was scaled back for--what seems--to be an ever expanding list of different reasons. Anyhow, I still love the Devon Tower and say we don't know how lucky we are to have it when I likely still don't even know how lucky we are.

It is just my opinion though and I understand others really don't care for a tower and that is fine.

There's a wide spectrum between this philosophy and holding every site for a "world class" "skyscraper." Most everyone falls in different degrees on that spectrum.

They key is just that we are building a cohesive city that celebrates the human scale above all.

Please tell me you're not putting me into that category as I just said I do not believe in that.

    That's where you went wrong.

This is not, nor has it ever been a development. It is literally the exact same thing as when you (or maybe it was Praedura) put 48 Chase towers through OKC's downtown. At this point it's random renderings that have been drawn up by God knows who.

You're not in the development stage until you have financing with that money assigned to specific projects in the development and a rough draft timeline of when things are going to happen. At this point, we don't even REALLY know who owns the land, let alone who could possibly develop it.

Ok, now you're just trying to make this into something else. I understand this is conceptual.

Seriously? It would take me months to make this.... this is by no means when Praedura used photoshop to put 48 Chase Towers downtown. Somebody put quite a bit into work into this. If you look at their website, they have tons of other large developments. This more than fantasy. They have site plans, floor layouts, multiple renderings as well as having the building to scale with other buildings, the new BLVD. placed along this. There are a couple of possibilities here with the developer spent some money or a lot of time putting this rendering together to either (a) build this himself with or without financing or (b) really trying to get hype going to flip this property for a big profit.

Have you been following this? I believe Midrise LLC owns the land I remember correctly and look at the website.... again, there are tons of other developments they have listed that are already built.

Also, not every development gets financing, some developers do finance themselves. Oh, and how do you know he doesn't already have financing ready?

You're just repeating what I said, lol and it's not settling.

Also, you forgot option D: nothing gets built at all--which no one wants

This site, whether it could be A, B, or C is WAAAAAY better than the Cotton Exchange project and that was going to be nice had the economy not plopped.

Any significant development on this site will be great.

Well, not any, I guess. A huge hog farm would probably not be what we want.

Even something like LEVEL or the Edge would be a very good addition to that location. The two mid-rise towers would be fantastic. Obviously we all want the giant tower though.
