    I saw those signs in the Galleria in Houston. I've been all over Houston and did not see any other signs like those on Post Oak Road in the Galleria.

    The last time I was at the Galleria, they had a road or two that was practically impassable. Hopefully they've fixed them since last year.

    There is more money in the Galleria district than the entire state of Oklahoma. Some things just aren't going to happen.

    I think the hanging rings could be cool for the Blvd, but the entire nation would call it the Galleria knock-off rings.

    Back to topic, this looks like a big win for OKC, the river, and the south side in particular.

    If "Wheeler" is being held onto as an identity for this area, they should, IMO, fight to maintain the integrity of the park (e.g. in contrast to what C2S wants to do with it), work towards improvements of the park, and establish some history by placing landmarks and indicating things like site of OKC's first zoo and such.

    I believe the website has a place for comments and what people want to see. You might mention that.

    They need to take some of that money and fix the roads then. Some are cratered.

    Which roads? Houston may not be prepared to fix potholes that may arise from a real winter..

    Out by the Galleria there are lots of roads that are down right bad. Step son lives in Bel Air which is just to the east. They've been working on them, but I couldn't believe how terrible they are.

    Oh, Bellaire is an autonomous inner ring suburb, which is a type-set of communities that tend to be excessively frugal bc their tax base is shrinking.

    If I remember correctly, Bellaire is one of the richest cities in the USA, per capita income...?

    Sorry for the tangent everyone, this is my fault so Pete feel free to move/delete.

    Bellaire has a very high resident income base (if I were to guess nowhere near River Oaks, The Woodlands, and the Memorial villages) but that isn't necessarily something they can tax. I forget how Texas' tax structure is set up specifically but I know it is very ad valorem based, but again that primarily goes to schools and not roads. Oklahoma municipalities are highly dependent on retail, which explains why Nichols Hills' budget is hurting right now. They've even had to cut down on police tanks.

    According to 2011 CityData -

    Per capita income & Single family Housing -
    Bellaire - over 150,000 & 604,000
    River Oaks - 117,300 & 906,000
    The Woodlands - 105,000 &- 277,000

    Bellaire has the most income -
    River Oaks has the most expensive housing by far.

    Interesting, thanks for showing that. Didn't know Bellaire has evolved so much. When I was growing up in Houston it was just becoming a trend to knock down these modest ranches for stucco McMansions just on location speculation for shorter commutes.

    Great article. I am excited for Blair Humphreys. This is the project he was probably born to do. Fwiw, the MAPS 3 streetcar makes it down to the planned maintenance facility at the new I-40 and Walker. It won't take much effort to connect the Wheeler District, the river area, and Capitol Hill into the system. I am excited. It is really hard to find a reasonably priced house in Gatewood, Mesta, or the like. At least one that isn't already renovated and energy efficient. This is a real opportunity to build all types of new housing at all different types of price points dead center in the middle of OKC.
