Renovated Tiffany apartments set to reopen with mid-century style

Having been closed since June of 2012, the Tiffany Apartments at 5505 N. Brookline – very near NW Expressway and May Avenue – is finishing a complete renovation and is almost ready to welcome new tenants.

The 12-story building was originally built in 1966 but had seen little in the way of improvements when it was purchased in 2008 by Ferguson Property Group of Tulsa.

Developer Glenn Ferguson considered several redevelopment plans, inlcuding totally re-skinning the building and adding sizeable new structures to the west and south.

But after years of planning, Ferguson utlimately had the building added to the National Historic Register which allows for helpful tax credits but also requires the exterior to remain largely intact.

Originally known as Tiffany House, it was one of 3 mid-century high-rise apartment buildings in Oklahoma City constructed between 1960 and 1967, the other two being Regency Tower downtown and the nearby Lakeview Towers, now known as the Mid-Town Apartments.

Ultimately, work started in 2016 on completely gutting the interior back to its poured-in-place concrete walls and adding 3 levels of new apartments and a pool over covered parking.

Just last week, the iconic Tiffany sign was once again illuminated after it had been completely reworked to include LED lighting and a distinctly retro logo.

The $25 million renovation also involved combining the mostly tiny apartments into more modern 1- and 2-bedroom floorplans complete with stainless steel appliances, granite countertops and in-unit washers and dryers.

In addtion to the pool, a new fitness center will be on-site along with other modern amenities. All units feature balconies, many providing panoramic views of downtown and Lake Hefner.

The 150 units are being pre-leased now at tiffanyretro.com.

    I love the sign!

That sign is A+. Once the construction stuff gets cleaned up, this is going to be really nice overall.

Poured concrete walls! I would think those apartments should be very quiet inside. How nice. What a great addition to the area.

Very nice indeed! Anyone here know what they start at? This is such a nice area of our city and getting better all the time.

You can count on them being expensive.

    Big investment, brand new everything.

Ah, Facebook. This was a response to a post about the Tiffany Apartments:

Wonder how much it will cost to rent there or can you buy something there. Too much for me I'm sure. I would not like living there anyway.
    Classic.

    According to Apartments.com...

    1 Bed - $1,099 - $1,299 (525-680 sq ft)
    2 Bed - $1499 - $1599 (730-870 sq ft)

  12. Default Re: Tiffany Apartments

That's hardly expensive for newish upscale apartments in OKC, especially of the high rise variety.

    2 Bed - $1,499 - $1,699.

so very close to what is on apartments.com. so maybe they have a few higher priced, or maybe the person I spoke with rather quickly miss-spoke, or I wrote it down wrong.

I love you man but that's freaking expensive for the wages in our city. You can pay for a $200k mortgage with that rent. That is not the most desirable area to live in. It's not bad but it lacks the amenities of a downtown high rise. Those rents are higher than the Regency. They better be super nice.

I never said they weren’t high compared to the typical OKC apartment. I included “newish” and “upscale” in my description. Those prices are definitely in line with new product in downtown and non-Regency high rise elsewhere. I value Regency - and especially the views it provides - but you know even better than I do that literally nothing about Regency is upscale or modern.

A two bedroom at Classen Tower is two grand. And that’s for a lower floor. They go up in price floor by floor.

I would love an explanation on how this area lacks the amenities of a downtown high-rise. If anything, it’s probably the exact opposite. Probably couldnt find a location in the metro that has better amenities within a 1/2 mile to mile radius.

Correct, Target is a couple minute walk directly West of this place. Also, Aldi is a five to ten minute walk South. Sidewalks on both sides of May and 50th make this very walk-able and safe to get to and from.

Dave & Busters is next door as well.

Walking down May is now much easier with new sidewalks.

Not all the great things that downtown has to offer, but for semi-suburban it's a pretty walkable area with lots nearby.

I live in Denton, Texas and my apartment is not near this nice and almost the same prices. I am pretty familiar with urban apartments in the region having lived (and thus searched) in the markets in Oklahoma, Kansas, and Texas. These prices seem reasonable for the product. As Urbanized said, of course there are cheaper apartments in the city, but why would you compare them to inferior products?

Within pretty easy walking/biking from Tiffany: Dave & Buster, Whataburger, Jack in the Box, Att Store, Popeyes, Walgreens, Mayfair Liquor, CVS, UPS, Michaels, Inter Bank, Steinmark, Aldi, North May Dental, Sola Salon, Hampton Inn, DXL, Target, Office Depot, Extended Stay, Chesters Billiars & Grill, Rays Cafe, Wheeler Deeler, GRP Fly Clothing, Mayfair Barber, AM Nails, El Sombrero Mexican Restaurant, Ron's Hamburgers, Plant Wisdon Garden Center, Sheesh Mahal, State Farm Ins., Family Medical Supply, EZ Quick StopHoliday Inn, Hilton Garden, Mediterranean Imports & Deli, Renter's Warecouse, IBC Bank, Journey House Travel, Jimmy John's, Nail Spa, Best Buy, Guitar Center, S&B, Armandos, EZ Pawn, Home Depot, American Cleaners, City Bites, Comfort Inn, Baptist Hospital, 360 Restaurant, and lots of smaller ones I haven't mentioned .... If you are willing to walk to a mile away (I know that SOUNDS far, but in NYC, 10-15 block walk to get where you want is nothing) there are MANY more things.... Restaurants of all types, shopping of all types, book stores (B&N, Half Price Books), Grocery (Sprouts), bars. There are sidewalks and is a safe area. Uber one mile to Penn Square and there is much more. This area has WAY more to do than downtown whether anyone will admit it or not. It is a different style, but affords a great lifestyle if you want.... and generally affordable. Tiffany is one of 3 high rise living towers in the IMMEDIATE area...more than downtown.

I live in the adjacent neighborhood next to this project and could not agree more with your statement. As in-cohesive as it may seem this area has the potential to be a great lifestyle center that many would cherish to be around.

I live nearby as well and you could argue it's the best located neighborhood in all of OKC.

The best grocery stores are all very nearby as is Penn Square, Target, Lowes, Sam's and everything up and down May.

Super easy to get downtown, any of the urban distircts or even out to Edmond.

And it's the great location that makes us work hard to make sure the adjacent Founders District continues to improve! We want this whole area to be better all the time!

I'll argue - Venice is better! But yeah, that extended area that encompasses Founders to Venice/Cleveland is really great. My mom, who lives in and loves (for some reason) Edmond, and didn't really get why we moved all the way down to Venice, came by the other day and said "I can now see why you like living in this area, just everything is right around there, traffic isn't crazy, very homey"
