    Rover, you misread me entirely. Numerically the leasees of addresses on Paseo are hobbyist by my reckoning, only open five to ten hours each week. None of them but JRB actually operating as a gallery, actively promoting (getting on the phone and marketing in a professional manner) the work hanging in their space. Ten hours with doors open per week simply isn't enough. I never said a single word about bars or pizza places. This street needs meaningful retail with a Paseo flavor, open for business and drawing traffic. Walk the street at 3:00 in the afternoon or 8:00 at night Sunday through Thursday. Ghost town, but for the restaurants. It's not good for the neighborhood.

    Any updates on this or Via Paseo?

    Steve said the proposals weren't dead but are currently moving very, very slowly in his last chat. The Paseo, in my opinion, is probably OKC's most unique and well-established urban neighborhood and I am really looking forward to these additions.

    I would put Paseo on roughly equal footing as Crestwood. And yet property values in Crestwood are much more reasonable, even when you consider that Crestwood doesn't really have a walkable self contained commercial district but it is still a bike ride away from the Plaza.
    Makes sense as Crestwood is a pretty straight-forward neighborhood of cute little bungalow homes. Crestwood is a very structured opportunity. Paseo on the other hand has nearly boundless potential to become anything.

    You're right that a value surge has preempted a lot of middle class fixing-up east of Classen. These redevelopment opportunities will require strong partnerships, public participation, or big money. More interesting opportunities for the little guy definitely exist west of Classen.

    After full engineering was done for the Pueblo @ Paseo, developer Jeremy Foraker quickly determined the original plan was not going to work well due to the significant slope of the property.



    There would simply be too much in the way of switch-back ramps, retaining walls and overall cost.

    An application recently submitted to the Urban Design Commission shows a re-worked layout by architect Sam Gresham, with parking pushed to the outside of the property but gaining an outdoor courtyard and many construction efficiencies.

    Buildiing A will be home to a coffer shop, Building B will feature two restaurants with bar and Building C will be divided into small spaces aimed at artists.


    Foraker is also set to break ground very soon at Via Paseo, which will be home to Frida, a new Mexican concept by Shaun Fiaconne of Picasso Cafe. Via Paseo will also feature office and event space, as well as a large patio for Frida.

    Foraker's third property in the immediate area, Market at Paseo, has recently recent significant renovations, as the entire district continues to improve and expand.

    Any updates on the two Paseo projects? When I went by them nothing had happened so far.

    They are both moving forward.

    Via Paseo has at the finish line with its funding then the lender backed out and they had to start all over. They still hope to start before the first of the year.

    Pueblo will start sometime after that.

    Any news on tenants? I know dining has been mentioned, but will it be local ownership groups we're familiar with? New concepts?

    The Paseo is probably my favorite neighborhood in OKC. Really looking forward to what this development brings to OKC.

    Do you know if Via Paseo, the proposed development for the parking lot across from Sauced, is still moving forward?

    Yes, I think it is a sleeping giant still. So much character and potential including design AND location, yet it lags behind upstart areas with nowhere near the charm.
