    They have started putting glass on the crown. Looks like they are about halfway or maybe a bit more than halfway done with the first of 3 levels.

    Wow, this building is turning out to be alot nicer than expected. Enjoy it people, this will be the last office tower we see rise in Oklahoma City for sometime. The office market facancy in OKC is a whopping 22% so we won't see nothing new for a while. At least we have the new Omni Hotel to look forward to.

    If the vacancy rate downtown was in the 8-10% range or less there would certainly be some spec space being developed.

    Let's hope that much of the vacant space is absorbed by 2019. Anxious to see what the Producers' COOP Mill site (Funks) may have planned for the 37 of the 43 acre site.

    Was there a group with early talks of building a hotel on some of that acreage?

    So which "fact" is correct?

    Given the fact that energy prices are depressed, The state is broke and can't even complete all the construction projects it has going, and education is still grossly underfunded, I'm not optimistic of anything new getting started anytime soon.

    If you actually read that survey it says:

    2016 YEAR-END CENTRAL BUSINESS DISTRICT REVIEW
    • Class A vacancy increased from to 2.7% to 6.1%
    Any new construction is considered Class A.

    And, such surveys exclude owner-occupied buildings (typically 100% occupied) like all of the Devon complex, Sandridge, Continental, OG&E, etc.


    And BTW, there is and has been a bunch of spec space:

    - All of the Dowell properties including Dowell Center
    - Pioneer Building
    - Plow Building
    - Bunch of renovated buildings on the canal

    And even the BOK Park Plaza could be considered spec; leases with BOK and Devon but there is other space for tenants as well.

    Eddie, that is Violet (female) and she is 9.5 years old.

    But still a huge puppy at heart.

    And BTW, the Myriad Gardens is a fantastic place for dogs. Not only the small dog park but the splash pad by the cafe (now Pitchfork) is very dog friendly and there are other places where they can get a drink.

    I walked with Violet for hours all over downtown on Saturday and there were people everywhere. Lots of graduations, some small event in the gardens (so many I can't keep track any more) and loads of people all over Bricktown.

    Have learned that the construction crane should come down in a few weeks.

    At the rate they are going, they will have the crown glassed in within a week or two and that will be the end of the need for the crane.

    With any luck, move-in's will start by the end of the year.

    ^^^ BOK moved (or are about to) their employees from their May location to the downtown tower as their lease was running out with the intention of moving them into the new tower by the end of the year.

    Thanks for that info.

    The Devon situation is interesting... They are supposed to take the large majority of this tower yet they are not even full at their existing facilities.

    I'm hoping there is some sort of acquisition that happens soon that results in lots more employees. Otherwise, I'm not sure what they are going to do with all that space.
