Hello all. New here. Recently purchased the lot at 907 Francis. Planning and design to start in early 2016. Just thought I would let the neighbors know. Look forward to talking with you guys in the future.

Welcome to the site and the neighborhood! I live at SoSA Heights just right around the corner.

I dig that the modern abodes are starting to bridge the gap between Walker and SoSA, but that would have been a cool old house to keep amidst the fray of competing mod abodes.

They may be waiting for their design approvals.

I would like to see some braniff-esque homes that have design elements from both, or do those exist?

Is that what they call " Good Bones "

I assume they are tearing the whole thing down right?

And are those asphalt shingles or asbestos shingles or neither? Hard to tell. Many older homes had the asbestos shingles that were covered. Not sure what the regs are with tearing them off.

This project is once again moving forward.

Met Shyon Keoppel yesterday (the owner/ developer) and he said they just poured the back slab and the whole site should start coming to life soon.

    Hey everyone!
After a year of interesting weather and lots of fun, we are finishing up our house on 916 NW 8th! We would love for anyone who loves SoSA as much as we do to come and take a look.
We will be having a small preview of the home on Thursday November 19th between 4:30pm -6:30pm. There will be some drinks and hors d'oeuvres!

Just spent a week in OKC as my house in SOSA became vacant after a long lease. Will be getting it ready to lease and I took some pics of the house and all the houses being built next to and across the street. Please contact me at kdubinmo@gmail.com if you know anyone interested in leasing a house in SOSA. I had it built in 2005. It is located at 619 NW 7th Street and is 3 BR/ 2 bath /2 car garage. I was excited to see all that is going on in the area!Click image for larger version.

This 3,092 square house on NW 8th near Francis just listed for a cool $1 million.

    That's $323 per SF.

Prices in the area continue to surprise me but I'm not sure this will sell for the asking price. I could be wrong again though.

So is there anything mid-century modern in SoSA that's under $200K? Half a million to a full million for houses there just seems kinda insane.

Nothing that I've seen. Lisbon Lofts had some that were closer to that $200k number. Most these houses that are up for sale are a pretty good size, either new builds or remodels with high end finishes. Buying a house that hasn't been remodeled might be your best bet, but from what I can remember I don't think you can even get a lot now for under $200k.

The proximity to downtown and Midtown are going to make this the premier neighborhood for people who don't want historical or vintage. It's not really surprising that houses are selling for the prices they are, considering location. Think of what real estate near the CBD in other cities costs and it's still reasonable. I tried to talk my husband into buying 3+ lots a few years ago when they were selling for about $15,000 apiece. Sigh.

People who want to be reasonably close to downtown for under $250,000 should seriously think about Classen Ten Penn or even see if there are lots/houses for reno available in the Kennedy neighborhood south of the Health Sciences Center. It could take off in the next few years once people figure out how close it is. That's where I would look if I were in the market for affordable housing.
