OKC Wish List Round 2

[Plutonic Panda]

1. An urban core, completely built out with continuous urbanity and street activity through all of Bricktown, Deep Deuce, Auto Alley, Midtown, and the CBD.
2. An upscale lifestyle center with big name retail (think Nordstrom, Saks, Crate & Barrel, Costco, etc)
3. A solid grocery chain like Kroger, Harris Teeter, Publix, etc.
4. Another tower taller than the Chase tower but shorter than Devon to balance the skyline

This is the only thing I disagree with. I want a lifestyle center, but if we get a Nordstrom or a Saks, I would want it in a new mall built, similar to Northpark or Galleria in Dallas. I think this would work in North Edmond very well, or perhaps a Galleria would do well somewhere in the Core2Shore area.

I really don't see another new enclosed mall built for a long time, if ever. I could see Nordstrom or Sak's added into Penn Square or taking an existing spot there (are there still 2 Dillard's in that mall?)

I could see one of those stores as the centerpiece of a rebuilt Nichols Hills Plaza.

Enclosed malls are not being built anymore and probably won't for the foreseeable future. In the early 2000s commercial developers changed over to the lifestyle center instead because its cheaper to build and maintain. It's also more social in my opinion. Today even lifestyle centers aren't being built anymore thanks to the Great Recession so OKC kind of missed its chance.

Also, I would like to see ground level retail in the existing CBD rather than a new structure built.

While it is true that there are few enclosed malls being built today, it is true that few outdoor mall/lifestyle centers are being built, as well. Lifestyle centers were hot last decade and mostly suburban endeavors. Few turned out to be big successes. Now the trends are to regional malls (enclosed) being updated and are being reinvigorated. Large retailers of the new generation (forever 21, etc) are finding great value in these locations. The national trend is currently strongly up for mall investment.

I don't think its that lifestyle centers weren't huge successes, it's simply the market became over saturated with them. OKC missed the fad but in other places there were many, many that were proposed and most ended up being scaled down from their original proposals by a longshot (Think Utica Square being proposed but Spring Creek being built). It was basically a bubble of sorts.

Agree, we already have 4-5 underutilized enclosed malls in the metro as it is. It appears that a few of them are on the upswing fortunately, but I definitely don't think that warrants building a new one here. Crossroads, Shephard mall, North Park, Heritage in Midwest city, and 50 Penn Place are all in some various stages of under utilization or were until a few years ago. North park has become a local market place which has dropped vacancy considerably and crossroads is being converted to a Latino center, but the others are pretty stagnant. With those improving malls specializing in niche type markets, I think its important that we make Penn Square and I guess apparently Quail, to a point, our luxury enclosed mall destinations. I don't think it would be a good idea to spread that out to another mall as it will likely hurt Penn or Quail. If we add another luxury destination, I agree with other posters that we should focus on Nichols hills plaza and the classen curve due to their proximity to Nichols Hills, Penn Square, and the remaining 4,000 highly paid CHK employees and surrounding businesses. Obviously the continued expansion of boutique retail throughout the core is great as well.

FWIW no enclosed malls have been built in the US in the past 7 years.

I never experienced the Molly Murphy's but Crystal's Palace was pretty cool!

I didn't like Molly Murphy's. The food wasn't very good and it was too
noisy. I only went when someone else was paying and I couldn't talk
them out of it.

Crystal's was pretty good.

I would like to see something like this on the north side of the Oklahoma River across from Wheeler Park.

It being built in Atlanta and as part of the development they are building a Polercoaster which is pretty cool.

Try to keep this less political as possible but Trump is supposedly pressuring Apple into building the iPhones in the U.S. In all honesty, I don't know how likely that is.

But it sure would be amazing to see Apple build an iPhone assembly plant in OKC. I'm skeptical of Apple even moving its manufacturing operations for iPhone to the US let alone choosing OKC.

If they do move thier plants to the U.S. this will bring 10,000+ jobs to whichever city they pick. Problem is OKC probably doesn't even have the workforce available to support that. It would launch OKC into next generation status though
