I have to believe they are going to have a hard time finding a tennant for this building. It isn't configured well for multi-tennant and just has crazy amounts of wasted volume - that has to be heated and cooled. Plus, no parking with no alternative way to get downtown. But hey, it looks interesting. If people are looking for a Stage Center replacement here it is.
Well, if they had someone interested it seems to me they would be trying to finish up ASAP.

The portfolio, which will be listed early next week, includes the 30-story, 500,000-square-foot SandRidge Tower; the 10-story, 85,000-square foot Braniff Building; the new seven-story, 84,000-square foot Parkside Building; and the 862-space Broadway Kerr Parking Facility. Both the tower and the Braniff Building were extensively renovated in 2013.
This is a great looking building. I can live without the adjacent "park" though. With the Sandridge Commons as empty as it almost always is, I don't really see any reason for another tree farm.

If I had a birthday wish it would be to stop building the park and put out a RFP to develop it.
i'm more ok with that park than with the suburban chase structure going in just to the northeast. -M

This has got to be longest private construction project in the history of OKC.
Totally agree JTF. Imagine if the street could be reopened and a new 40+ floor hotel+condo tower with a REAL retail podium built next to Parkside. Not only would this spur life into this part of the city but would likely forever be the highest rent/hotel in all of Oklahoma. You'd really be living/hotelling in the center of it all.
Oh well, we're stuck with trying to reinvent Kerr PARK!..

There is enough land there to do some really cool stuff. At some point we have to start making better use of our opportunities.
Well heck, between all of the unused or underutilized Sandridge properties right there, the Chase bank north of the garage that is about to become even more suburban looking, and the currently unused Land Run properties bordering that, a very creative architect could probably figure out a way to put a unique looking convention center right on the edge of the CBD. it's amazing how much land is being misused in that one concentrated area.

Imagine if Dowell would have started his refurb at the same time as the Parkside? Even at his pace they both would be wrapping up at the same time...
Dowell actually has done quite of bit of work with the asbestos abatement and some other things.
He can also renovate this floor by floor. Once at least one floor and the lobby are complete, they can open up. At least some space opening could happen relatively quickly.
The HVAC systems are highly zoned allowing parts of the building to be activated without having to do everything at once.
