    The reality is that over the next few years the land is going to become too valuable and be under-utilized to stay a park. Whatever millions Sandridge was planning to spend on it, it probably is not going to happen. This little 6 story building has been under construction for 2 years and it is supposed to be a money-maker for them. The park is 100% expense.

    Do you really expect it to change without at least getting the ok from the park's major monetary backers, I could see it being a lot more likely twenty to forty years from now when everyone involved in the city and driving for this are retired/dead.

    I guess if there was going to be a huge raise in property value Kerr Park is a good section of land for decent sized development, there could be a strip of the park left.

    its actually not a little 6 storey building, as it 'could' fit 11 office floors in the structure if they wanted.

    But I do agree that the CBD does have an insane amount of parks and plazas for the relative amount of highrises we have. We really need to raise the bar with planning in OKC. ....

    I think Sandridge and Chesapeake would unload their obligation to the park at the first possible opportunity. All they need is an excuse. This is the problem when Boards are beholden to Wall Street. You think the major stockholders in these companies want to spend millions on a park when they are losing money (or in some cases, making less profit than they think they should)?

    Is there a timeline for completion of this?

    It's hard to believe a small building like this has taken as long to complete as the Devon Tower.

    It has taken longer because it has been delayed and redesigned since Sand Ridge no longer needs it.

    Can we just get Robert S. Kerr open? Sheesh. As far as I'm concerned my interests regarding this project are in this order:

    • Open Robert S. Kerr fercryinoutloud
    • Open Robert S. Kerr
    • Open Robert S. Kerr
    • Finish Kerr Park
    • Open Couch Drive
    • Finish Parkside Building whenever you have a chance to (or whatever...)

    99% of the time when a building is moving slowly it's due to money problems and I'd be surprised if that wasn't the case here.

    They are also haven't signed any leases for some strange reason.

    Doesn't Sandridge own the park property right next to this building? Seems like they could sell this for a nice little profit instead of using it as a corporate plaza.

    No, all the land around this building (Kerr and Couch Parks) is owned by the City.

    Stopped by last night... They have made a lot of progress inside.

    Lots of trees on site now as well.

    RS Kerr is now open.

    Looking at that picture I am reminded of Howard Kunstler's comment that urban development is not supposed to look like the north woods. If this park is no more used than Sandridge Commons this will be a monumental misallocation of time and resources.

    I actually agree. Instead of a park across the street from another corporate park, this is a prime real estate smack dab in the heart of the CBD. Potentially this site could be an awesome mixed-use development that could contain and spur retail/street-front commercial along the Couch Drive ROW, which could help spill over and jump-start Park Avenue retail. Especially because there already exists a pedestrian pathway linking Park and Couch, between the Susan G. Komen structure and the BC Clark Jewelers.

    Would also help activate the corner of Broadway and Kerr, as currently we've got a drive-thru bank, a parking garage, and another parking garage with a gym anchoring this intersection. Probably the least vibrant of all CBD intersections, with a NOTABLE lack of mixed-uses, appealing architecture, or any sort of street or pedestrian vibrancy. The new park will only help further the feeling of disconnect.

    Who owns this park? The City or the company? If it is the company owns the park then this is just landscaping, is it a place holder until they decide to expand again in.

    I believe it is a city owned park. At least this is what I have always understood. Kerr McGee always kept it up. When they left the park fell into disrepair. It was in bad shape and was also in the way for the new construction so Sandridge agreed to take it over and re do it as part of their project. I can verify this today to be 100 percent sure.
