I wouldn't say absolute crap…but it's certainly not had the longevity that we would like. Need to put barriers to entry to residential development in the northern side. Not block it entirely, but make it more expensive so that DR Horton can't continue to come in and flood the market. Furthermore, there needs to be more business density before we let people push residential further out.
