    Midtown Walker Building

    New office building proposed for 437 NW 12th, which is directly east of the Edge @ Midtown.

    Would be 16,658 square feet on two levels. Currently, there is a small building built in the 50's and a lot of surface parking.

    The will add some nice street presence to Walker, which is already quite nice between NW 13th and the traffic circle.

    Who is the developer? Do we know anything about what offices are going in?

    The owner and developer is Michael Nichols, who owns ICONIC Construction.

    ICONIC Construction

    It will be a speculative venture; they will offer the building for lease or sale.

    Love it. Also love they actually got the design right in the first rendering. Usually these types of things are proposed with street-front parking and pitched roofs.

    Yes!!!

    I've often wondered how long it would take those small lots fronting Walker. (specifically this one and the one directly south of 12th). Didn't think it would be this short of a time.

    Great looking development. I am more excited for these small infill projects than I am the large developments. These will add more character than the large block-wide developments.

    (Not saying I don't want the large developments)

    I corrected my post above...

    The developers are building this as speculative office space and will offer it for lease or sale.

    Like I told Pete, this CAN be done if only the people building it want to create something with character and want to make it last and make a statement. Wish we could see more like this.

    Looks like 1 row right up next to the building, and then a row of parallel parking against the east edge of the property. I count 15 parking spaces.

    There is parallel parking on the east side of the lot; total of 23 spots.

    Oops 19. There's a row of 4 along the north of the building next to the alley.

    Hate it. Needs to be 50 stories at least.

    In seriousness though, this is awesome! Really hope this goes through. This area is really taking shape. I took a late night drive through downtown last night around 2am, rented a Spokies bike, and cruised around until 5. Went by the Edge and man, that building is really going to be a game changer.

    Does that meet code for a 16,600 sf bldg? (Obv I think so, just thinking this through prescriptively so that others can follow this example, not the S. Walker example)

    There is no parking required for any commercial structures in the urban design districts.

    What are the boundaries for the commercial urban design districts?

    Also it definitely looks like Midtown is ahead of the game with design, getting it right the first time out. I would give the credit to MidtownR for setting the precedent for this district.
