    More information on the detailed plans:

    They are actually for both 20-story towers with a common 5-story base parking/retail/amenities structure. In other words, the first 5 levels are in a common building then each tower rises above with 1- and 2-bedroom units on levels 6-20.

    No detail provided on the 43 story tower but it is labeled Phase I. These two buildings are Phase II and seem to be apartments. I believe the taller tower would be condos, with a similar sized parking/retail/amenities base.


    Also, the developers are calling this project "Bricktown Towers". We should probably change the thread title.

    Incidentally...

    Regency Tower:
    B, 2-4=Parking
    1=Retail
    4=Gym, Clubhouse, Pool, Leased Office Space
    5=Mail, Laundry
    6-24=Residential

    So pretty close in terms of conceptualizing the lumber yard project. It's almost two Regency Towers (obviously modernized and such) with a shared, larger base...

    So now it's a group? Sweet! Does anybody know who is in the group besides the guy quoted in the puff piece? Or do we know if any of them have ever developed anything else anywhere else? Thanks in advance.

    If these get built along with the high rise next to it would be amazing. That would be 2 impressive buildings in the area. When the Stage Tower gets built and the Convention Hotel, the OKC skyline will have a dramatic change. If you factor in perhaps a Mystery tower as well going up, then OKC will really have an impressive skyline. I do wish that someone would buy the Chase Tower and put some money in to it and make it look better. That old box could get a facelift and it would change the look of the skyline as well.

    So, if this deal closes and they plan to break ground in 2016-2017 and the COOP site is still there, will they have to move/remove the train track that runs south of the Lumberyard in the COOP site?

    On the plans, it shows those rail lines as abandoned.

    Don't know if they already are or if they are working on making that happen.

    They just adjusted the path if those tracks not very long ago when they changed their setup so the new I-40 could be built.

    What does that mean, that the tracks are viable and in use?

    True, but it also shows the entire area south of the Lumberyard redeveloped as well. I think that will be a lot harder to come by given the $120 million price tag. When is the Co-op supposed to move to the old Dayton plant? Maybe they would be removed after they moved?

    The plans I'm referencing are the detailed ones that just came to light, not the renderings.

    They show that area as a dog park and green space buffer.


    I suspect part of their due diligence while the property is under contract is to find out the future of those lines and perhaps get assurances they'll be abandoned.

    When you drive down I-40 and you see those freight cars between the highway and the co-op, they get there by looping around the whole facility. Look at Google Maps and you'll see the layout.

    Another small sign this project has some legs...

    I've learned the group that has these properties under contract has asked for and has been sent the detailed street plans in the immediate area for the Boulevard and SE 3rd.

    It looks like the developer is digging deeper into the "unnecessary details". ... and continues to spend money in design ?

    Who knows, maybe the fishing expedition landed something. After all, there is a reason why the real-estate development industry operates this way.

    It only takes 2 things to make a large concept project a reality. Money and the willingness to see it through to completion. If you have the money, the other key players ( GC's / A & E ) will follow.

    ...and this concept project ( 43 story Tower ) will get plenty of attention.
