Thread: NE 8th & Lincoln Blvd.

    Lincoln Area NE 8th & Lincoln Blvd.

    Noticed this morning dirt work on the southeast corner of NE 8th & Lincoln Blvd. (the lot just west of the new Embassy Suites). They also disassembled the long standing oil rig that has been there for years. Any body know whats going on? Should be pretty significant, given that is a prime, heavy traffic location. I would suspect it would be part of the HSC, but not sure.

    That land is owned by the Urban Renewal Authority and the first thing that would happen before any real development would be an RFP, which hasn't been issued.

    Are they doing any real excavating? They may just be dumping infill dirt from another location.

    Maybe they are plugging and abandoning the well and the dirt work was related to that.

    Not too exciting, but a needed first step if anyone is ever to develop this corner.

    Yes, a needed first step. So maybe the Urban Renewal Authority will be issuing an RFP soon, but wanted to clear site first. This would make a great location for an apartment building like The Edge, could really serve medical students and fellows that are in residency at HSC, they could walk to work, class, etc.

    I don't know the law on this, but my sense is that the decision about plugging and reclaiming the well site would be solely between the Operator and the Corporation Commission, with URA having no input whatsoever.

    It's really a nice and key piece of property in that area and with everything filling in around it, I'm sure it would garner strong interest from developers:

    I would love to see a private developer develop housing on that site, but I wouldn't be surprised if this site is sold to OU, its directly in their medical expansion footprint.

    It will make a nice location for a QuickTrip 24-pump gas station with a fast-food place embedded in it.

    That whole area south of 6th and east of Lincoln is prime for housing.

    If housing went up in that area, maybe we would FINALLY get a pedestrian bridge over 235 from DD.

    Yeah... but I don't think the Urban Renewal Plan (or maybe it's the OU Health Plan) calls for that. I could be wrong...

    The plan they commissioned in 2007 only includes the area south to 4th.

    South of 4th, there has been a lot of purchasing activity from private investors.

    That RFP is for completely different properties to the east; generally, they are surrounding the Page Woodson school.
