No, I don't think its Hemispheres. From what I have heard, and I have been sworn to secrecy... it may NOT be retail. But that's just what I heard from an undisclosed but close source.
There has been some major activity in this area and I heard that Delta Café did not renew their lease. It looks like at least two businesses are going in?
Again, from my confidential source, I believe it is only ONE business, which will take over the entire development.
Maybe a new call center like convergy's that went into the old Wal-Mart in Moore?
No businesses have signed a lease here yet.
Should see something on this here in a few weeks. I know of a few tenets that are seriously looking but nothing concrete.
BTW this area is called Edmond Marketplace.

I drove by today. It seems like they have the remodel configured for a particular store. I'm betting they do have an anchor store already and they are looking to lease out the smaller spaces.
Any updates on this? I drove by it today and it looks like its coming together. I don't see how it could be anything other than retail. I could be wrong though.
Is Delta Cafe really closing?
Any updates on this? One part of the strip mall is pretty far along (east side facing Blvd), looks like one big retail store for that part. Also slightly confused about why Delta Cafe would be closing, as it appears it's in its own separate standalone building?
Because that strip is long and narrow my hunch is that it will not be a retail tenant going in, perhaps some sort of business / office use instead.
Also, keep in mind the old Mardel is under separate ownership than the group that owns the strip center to the south, called Boulevard Village.
Well, to add to the rumor-mill, the Walgreens on the other corner was told that Whole Foods is going in there.
There is not enough space in the center on the SE Corner of this intersection for a Whole Foods.
I just spoke to the broker who is trying to lease the big center on the SW corner (Edmond Marketplace) and she told me that Whole Foods turned down their location (a 40,000 square foot vacancy perfect sized for them) because they want to be somewhere around 2nd & Bryant in Edmond.
Natural Grocers has some interest in Edmond Marketplace but no deal is done.
I was also told Whole Foods is likely to do another North OKC location (Memorial Road area) and therefore want to be further north and east in Edmond, which makes total sense. I've heard from many sources that WF is absolutely killing it at Classen Curve and is having big trouble servicing the demand to the point having real stocking issues.
Also, Fresh Market is active in Edmond and is close to signing a deal. Not sure about other OKC locations but will find out more soon.
There was supposed to be an upscale grocery store at Chisolm Creek according to one of your prior posts, Pete. Any chance that could be the Fresh Market or Whole Foods?
Chisholm Creek is likely negotiating with Whole Foods, Costco, Fresh Market and Winco trying to figure out the right mix.
Plus, all of those stores have plenty of other options around Penn & Western. There is a huge vacant tract just west of Chisholm Creek along Penn and plenty of room on the north side of Memorial as well.
I bet all end up opening in that general area but at this point there are lots of options.
Ive heard the opposite, that Whole Foods definitely doesnt want to do anything along Memorial as its too close to their other store. Ive also heard that when they opened their 2nd Tulsa store that they saw a huge drop in sales at the first and gave them pause about another OKC store.
The Tulsa market, though lucrative on a spreadsheet, is a much smaller market so I wouldn't doubt that their first Whole Foods took a hit when the second opened. I think OKC given its larger size could easily support a second store, especially if its in the Edmond area.
Also, the OKC store has way out-performed the original Tulsa location and continues to rack up huge numbers even though it's been open 2.5 years now.
