    Default Home hunting. Where and not Edmond?

    Looking to buy a home this summer. 80,000-120,000. 2 or 3 bedroom above 1,300 sq ft would be nice. Where will I get the best bang for my buck and still be safe? Edmond is a no. Yukon? Mustang? Mustang homes I'm finding out tend to be on the smaller size for the price. There is Bethany/OKC west of council over by the Lake. What about western heights area? Council and 44th I think it is? What about 10th to south, i-44 to the west, 23rd to the north, and western to the east? I'm avoiding 10th and 23rd from i-44 to the east and council to the west at all cost. Warr Acers area?

    I really like the Rollingwood area, which is roughly bounded by NW 50th, NW 63rd MacArthur and Meridian.

    Also the neighborhoods directly north and east.

    The homes were all built in the 60's but if you don't mind doing some updating, you can get a nice one for about $100-$130 with 1,500 - 1,800 square feet.

    I've just moved to a good-sized home in Piedmont. You get more land and more house for the money, but it's a little bit longer of a drive and it's not as developed as Yukon or closer in to the city (yet), but it's nice and peaceful and the schools are good. However, if you fancy yourself a neo-urbanist, or have ever uttered the word "sprawl" with the taste of bile in your mouth, then it's not for you.

    I moved to Lansbrook Neighborhood about 7mo ago and like it here, off nw expressway and MacArthur. It's quiet, lots of trees, most yards are kept up nicely and you get bang for the buck compare to other areas. Everything. You need is close but the nw expressway traffic can be annoying at times. It is mostly 60's and 70's homes but they are nice and I have noticed several for sale right now.

    I was lifeguard and then pool manager at the Lansbrook pool during college summers.

    Beautiful greenbelts, pond, park, tennis courts, pool and generally nice homes.

    But definitely more than $120K. Checking realtor.com, I see one for $144K and everything else is north of $160K.

    It is in your "avoid" area, but why not the Musgrave-Pennington area? FYI its bounded by 23rd, Portland, Meridan, and NW 16th. I know of at least 2 posters on here who live in the area. Really great things going on in that area and its far away enough from the riff-raff along 10th Street. You can get a nice ranch style home for under 100K, and a lot of them have been redone. For the same reason I would also suggest the Skyline area.

    Windsor Hills (23rd to 36th between Meridian and Ann Arbor).

    Depends on what you're really looking for. Yukon is really growing it seems and will become big fast. If you don't mind that, then I'd say Yukon.

    Ding. I wouldn't leave here for any of the other areas mentioned. Too many reasons to list.

    Is it Quite over that way? What about near the high school? So I stay north of 23rd or don't it really matter?

    Do you have children? Are they of school age? Does school district matter to you? Are you handy? Do you want one "knocked out," or a "fixer-upper"? Where are you employed? Does the commute matter? Single, or married/significant other/partner? If you feel comfortable telling us who you are, we may be better prepared to help you.

    Pretty quiet. I live south of the Putnam City West by a few blocks. It's a stable neighborhood with little turn over in real estate. Can't speak for north of the high school, I don't really know anyone who lives there except for some friends on up Council in Brownsville.

    No kids so district don't matter. Not into fixing things up would like it ready to move in. One of us works at airport the other by the outlet mall. I would love El Reno but just a bit too far. New homes just don't wow me. Don't like the open design that they put in new homes now. Also would like to have a little bit of space and maybe a tree or two in the yard. The new homes are council and airport road really don't have any of that.

    again, I would recommend Windsor Hills. . .whether it is "move in ready" will just depend on timing. . . some need updating. . . some are ready to go.

    Isn't that in the 10th-23rd Area though? West of Meridian east of Council?

    Windsor Hills is typically north of 23rd between Meridian and MacArthur, there are still some very nice houses in the area. I grew up in the Hilldale area (south of 16th) and it is much different than when I grew up. My sister lives north of 23rd and west of Council and likes the area, she moved there from the 16th & Purdue area. The area between Council and Rockwell from about 12th to the north has some nice houses as well. I really like the area off 16th in the Oakhill Drive/Lane area, large lots with lots of trees.

    Well looking at Bethany area right now. North of 30th South of 36th west of Meridian. Thoughts? News 9 crime tracker shows pretty low crime west of Rockwell but somewhat higher east of Rockwell?

    If you are looking at older homes, learn from my daughter's experience? She bought a 15 year old home in a lovely neighborhood in Allen, Tx 3 years ago. It had been beutifully updated and the former owner was an engineer. He had kept records about everything he'd ever done to the house.

    The second spring she lived there, the AC went out. She learned that the house had a heat pump and she had to replace both the heating and AC.

    She lives near a culvert and goes under a major street and the entire neighborhood has had problems with rats that live in the drainage area. She had to have work done on her house to keep the rats from getting in. She also found some termite damage and had to pay for termite treatment.

    The last thunderstorm they had dropped softball size hail on her neighborhood and she's getting a new roof and new gutters. This was the original roof. Would it have survived the storm? No way of knowing, I suppose.

    The point is that older homes (hers is 18 years old now) have more potential maintenance issues than new ones. It doesn't mean you shouldn't consider older homes. It just means you need to be prepared.
