    • 11/20/12: $320,000 building permit to renovate the interior of this building. It's owned by Cambria Energy and they are remodeling all 23,748 sq. feet.
    • 10/22/13: $750,000 building pemrit for interior remodel BLDC-2013-12019

    The building was recently purchased by an LLC I traced back to Luke Curley, a NH resident and principal in Premier Energy. Premier Energy is now on 23rd & Santa Fe.

    This Midtown building is undergoing extensive renovations to become the most unique and modern
    office building in the district. Designed by Fitzsimmons Architects, the offices will be made out of large
    shipping containers and contain two levels of office space. Phase one will consist of 11,500 sf of office
    space but can go up to 22,000 sf for the right user. Currently there is 10,500 of warehouse available
    which can be connected to the office space

    After all the commotion that The Edge caused in NH, how do you think they will react when they hear about the shipping container construction? Don't get me wrong, I have followed the trend recently and I have seen some very cool shipping container construction, but I just think that their could be some backlash here. Also, the use of the containers depicted above seems kind of gimmicky.

    I've always liked that building though, glad to see some potential progress.

    The containers would be inside, so I doubt the neighbors will even know.

    I sort of agree with CurtisJ that the containers above look a touch gimmicky but I'm all for bringing properties back to life. Hope it gets done.

    I think it is a great concept. Better than cubicles; yet still providing modularity for office configurations within the building's shell. As with anything, the execution of the idea will be the difference between gimmicky and cool.

    Everything Fitzsimmons has done has been pretty great and we need more edgy architecture in OKC.

    Not sure how prospective tenants will react to this, however.

    Looks like a great layout for a tech firm or a coworking type of entity. They gravitate toward the edgy type of space and the modular nature of the containers would suit an organization such as these pretty well I think.

    This was my first thought when I saw the rendering. Seems like something the techies would enjoy.

    Energy companies transforming old car dealership building in OKC’s Midtown

    “It’s got good bones,” said Stephen Skalovsky, partner at Cycle Land Services.

    Skalovsky, Cambria Energy owner Matthew Edwards and Shoreline Capital partner Luke Curley joined forces last year to buy the rambling old building at 309 NW 13th St.

    The three independent energy companies are transforming the building into their new headquarters. They plan to lease extra space to other small businesses in repurposed shipping containers that can be stacked inside warehouse space like cubes. Local architect Brian Fitzsimmons came up with the design for the repurposed car dealership building.

    “When we first saw the place a year ago, things were really starting to pick up in Midtown,” Curley said. “We saw a lot of activity and when we found the place and saw inside, it pretty much just clicked.”

    Part of the building that once was a service garage has 35-foot ceilings and a large skylight that spans the length of the structure.

    The business partners were busy moving out of the building on Wednesday to make way for interior renovations that should take about four months.

    “We want to kind of create a little oil and gas community and bring in others, as well,” Edwards said.

    A few other energy companies are also located in Midtown. In May, Blueknight Energy Partners LP announced that it was moving its headquarters to a vintage building that was once a Packard dealership at 201 NW 10th St.

    Western Oil & Gas Development has offices across the street from the old Chrysler dealership at 420 NW 13th St.

    The unconventional office spaces would also be a good fit for architects and other small creative businesses, Fitzsimmons said.

    “We were kind of batting different ideas around the office and came up with the idea of a different spin on the executive suite,” he said. “We hope we get all types of different people and see what kind of synergy ensues from creative types sharing common resources.”

    The shipping container will be refurbished and transformed into office space with the help of Luke Curley’s wife, Cindy Curley, an interior designer who owns Norwalk Furniture.

    The business partners will take up about 5,000 square feet of the 25,000-square-foot building and lease the rest out to tenants, who will share amenities, including a receptionist.

    The whitewashed building, with its streamlined, curved façade, was once a Chrysler dealership built in the 1940s. In their research on the building, the energy companies discovered that it was developed by local businessman Walter E. Allen. He built the dealership after World War II, after manufacturing canteens for the military.

    The business partners also discovered a photograph of an old gas pump once used at the original automobile dealership and attached service garage. The gas pump, battered but intact, was still in the building when the business partners purchased it last year. They plan to have the pump restored and put it on display.

    They are sinking a ton of money into this project.

    I liked the setup they are working on when I drove by. You can see forms for angled streetside parking and sidewalks. Excited to see the outside all cleaned up.

    A friend of mine works in the OKC Teach for America office and I believe they will be moving into some of this space.

    We work across the street. We went by last week and a guy gave us a quick look-see when he found out we are neighbors. He was an architect or owner. Really cool place with some crazy expensive ideas. He said Monterrey Energy is taking the space with two other tenants.
