    Not at all. My conversational experience with most people in that neighborhood is usually, of the notion "we want the government out of our lives. Why should they tell me what to do?".

    I just find it ironic, that those same people are now wanting the government to block development.

    I think everyone has the right to the government processes, I just find it ironic how the tone changes when one is affected.

    I've rarely even had government come up in the many, many conversations I've had with residents of Kingswood, let alone any anti-government statements. You make it sound as if the neighborhood is full of Tea Partiers just because you see more republican than democrat signs during national elections. I'm sure there is a NIMBY factor at play, but that takes place in liberal neighborhoods, too.

    Feel free to correct me if wrong but isn't Kingswood the neighborhood southwest of 104th and Penn? Is someone proposing a Sprouts for that corner as opposed to the apt complex at 104th and May? Can the moderator start a new thread for that area so it isn't as confusing.

    Development at all costs is not a win win situation for home owners or the city. It's frustrating for homeowners who base part of their decision to purchase in a certain area on current zoning only to have it change. I would be interested in any updates on the proposed apartment complex at 104th and S. May. That area is about 50% ponds and would like to know how the proposed development is going to impact the ponds & wildlife. We really enjoy the geese, ducks and cranes. Also, a lot of people fish in that area.

    I used to like the geese until they started dropping boatloads of....goose poo.... along the sidewalks and driveways in the neighborhood.......

    Ick.

    I have to admit I prefer the ducks to the geese. Less mess. Geese= Free fertilizer? Though my mom prefers the geese as they are easier for her to see on the pond and in the yard.

    A city is an ever changing environment and zones are changed all the time. Just because you move to an area with residential zoning right next to it, doesn't mean it will always be that. Put your money where you mouth is and buy the property if you don't want it changed.

    Why don't I purchase all the land surrounding my neighborhood? Really?? I'm not a wealthy person. There is no need to be antagonistic when this has been a polite discussion about competing needs. I don't think it is too much to expect the city to put some thought and balance into zoning decisions. As we can see from downtown and the blight in the 'burbs bad planning has consequence that can last for decades.

    Never said to purchase all the land around your neighborhood. It is quite simple man; cities change. I'm sure the city does plan out zoning laws and sometimes they can go back and decide there is a higher use for that land.

    This reminds me of how these people(NIMBYS) in Edmond across from the Spring Creek development are doing to try and prevent a 24hr higher end quality grocer(Reasors) from building in there. It's sickening people want to try and stop progress. It's always the same crap to, oh it'll cause more traffic, it'll bring more crime, it'll make more noise. I mean how delusional can these people get? This is a city, and yes, with every new development there will be increased traffic, but increase in crime and noise!? How does a 24hr grocery store contribute to increased crime? Secondly, maybe the noise decibel level might go up a fraction of a point, but you live in a suburb of a major city and you want the quietness of living in the country?

    Take all of that--------- I bet that is what they are trying to say with this new land. I am sorry, but if the city decides to rezone this property, then they are free to build a new Sprouts and I support it. Will it increase traffic, sure, but that is something you will have to deal with and I would be willing to if I lived there.

    Yeah I got to thinking after reading your post that you may be a bit further away. I'm actually right on the line as in my neighbors house back porch is in Mustang's district. Anyways, glad to know there are other people in my immediate area on the board.

    I noticed building permits in Saturdays paper for Sooner Traditions LLC. The permits were for apartments at 10700 S. May

    The development referenced at 107th and S. May is called: Cross Timber. "An upscale, 150 unit complex," per the developer. They have been moving dirt from sun up to sunset for several days.

    Just received from HOA: 1. As you can see, the apartments on May Ave across from McDonalds are beginning. There is to be a bank and other businesses on the May Ave side. Also, the apartments facing Hunters' Place on the east side will have no windows on that side so as not look down on the homes.

    2. On the NE corner of the intersection of I-44 and SW 104th Street, a super Wal-Mart is to be built.

    3. At the NE corner of the intersection of SW 104th and S May, where the wetlands are and extending north along May Ave. to the housing addition, will be quality apartments/condos, with the south portion having lakes (wetland area).

    4. At SW 104th street and Penn Ave, the large white home (the late Daniel Sheaffer's home) is projected to be torn down and replaced by an upscale memory-care facility and a business area headed by a Sprout Grocery Store.

    5. The entire East side of Will Rogers Airport (west side of I-44) will become many different aircraft / airline manufacturing, businesses, and upscale shopping. The FAA has sole priority of this area. Portland Ave, running along side of the airport will be re-routed further East. The closed 89th street will be reopened.

    Some old news but maybe something new. FYI.

    Wow... Going to tear down the house that God built? Hope the contractor on that job doesn't get struck by lightning or anything like that.

    Only thing I hadn't heard about was the Walmart. I wonder how much truth there is to that since there is one on 240 and TriCity, not to mention Mustang. I had always heard a Target, but again that was just rumor.

    We've been hearing the Walmart/Target rumors for 10+ years. I doubt that a HOA is going to break the news before this board with all of its connections does.

    The rumors about something going in at I-44 and 104th have been circulating for years. WalMart was, in fact, going to build a SuperCenter at SW 104th and May, but thankfully those plans were ditched when the economy went in the tank, and Crest took the property. That's been nothing but a positive in my mind, living very near that area.

    Rumors were that a SuperTarget was going to be built in that same location (I-44 and 104th), but they fizzled as well. Not saying what the HOA circulated was wrong, of course, but as another poster pointed out, rumors like that have been circulating for years. While OKlahoma City would probably be delighted for SuperWalSlum to build there and siphon off sales tax revenue being lost as folks make the trek down to TriCity about ten minutes south, I wonder if WalMart really wants to siphon the business away from TriCity, 74th, and Moore locations. I will say, however, that I will not go to the 74th WalMart unless its absolutely necessary, and I think that condition has been met perhaps three times in the last two years. It's an absolute pit. The TriCity WalMart is, by contrast, just fine.

    If the WalMart rumor is true, then surely they're going to have to do something to the interchange at I-44 and 104th - think its basically as it was when it was built back when 104th was the dusty, distant, remote part of town.

    The story about the Sheaffer house is consistent with other rumors I've heard and read here. Real estate rumblings I've heard suggest there was little to no hope of selling that house - only the land was valuable, and the house - despite its apparent size - is really funky on the inside with only two very large bedrooms and as a practical matter unsellable as a conventional home.

    The condo project referenced in 3 above (I think) ties in with some links I saw to a development company that specializes in upscale townhome/condo projects, not just run-of-the-mill apartments, so I think that bodes well for that area.

    I wish there were news about some nice family restaurant going in on the outparcel at the SW corner of 104th and May (where the "CREST" sign is), but I'm not holding my breath.

    The I-240 and Santa Fe Wal-Mart is right on the way home from work and little else is as convenient for location. If I need anything from Wal-Mart (it's one of the best sources for inexpensive laundry detergent and similar products, so I go there about once a week), that's where I go. I see no problems with that particular location (but oddly dislike the Midwest City location) and certainly see little to no difference between that store and other SuperCenters.

    Interesting perspectives, to be sure. I've just found that particular WalMart to be chronically unkempt - downright dirty at times - and there have been multiple attempted late-night kidnappings right out of their parking lot, and also a shooting at the Murphy gas station along the service road not too many months ago. The TriCity site, for us, is our preference.

    I 100% agree. This is the reason we just go to Mustang's Walmart. I believe though they have recently updated it to the most current theme. It had to be one of the last in the area for that to happen.
