Thread: Land for sale.

    Default Land for sale.

    Trying to find land for sale in OKC area to put a mobile home on. Seems you can't put them in the city limits of any town around here. I could be modular home but not really finding cheap land. I see land on SE 12th street west of I-35 south of I-40 by the train yard. Is that a safe part of town. 1 or 2 miles south of there is top of the town which i heard is bad very bad. Anyone know of any other land?

    Pick up newspapers from nearby cities and towns such as Edmond, Newcastle, Norman, Shawnee, Yukon, etc. OKC area goes a long way!

    There are plenty of empty lots in northern Logan County's unincorporated areas. You'll probably have to pay to have the remains of the former meth lab removed though.

    would I still be safer there then se 12th which is about a mile north of top of the town. moved here not long ago and have heard that area isn't all that great to be in.

    You're talking about the area down near SE 12th & S High or SE 12th and S Phillips if I follow you right. There is a mix of single wide, double wide and the same with stick built add on sections to them as well., Also some stick house construction there. Not a high income area, but judging from Google maps, there are a lot of vehicles per residence, at least on the day the pictures were taken.

    The surrounding area to the near south of where you are looking used to get mentioned, not infrequently, in trials involving homicides and drugs. However, to be fair, I can not and do not say the crime stats in this general area are still the same in the present day.

    Yes SE 12th and High St. Just south of the rail yard. Looking at buying a mobile home but a nice one double wide in the $60,000 range. Not really want to have the nicest home in the poorest neighborhood though. However land is cheap but only .15 acre. The other land I'm looking out is right of I-40 in El Reno. (work near outlet mall) However that land is twice as much (1 acre) with no well and septic which will easily add $10,000 to my total. So one land is under $8K with well and septic the el reno land is $25K but 1 acre in the country and probably a lot safer then in the city.

    The Tuttle/Bridge Creek area would be an easy drive to the Outlet Mall area, quite a few mobile homes out that way.

    Did a quick search in that area. Land is a lot harder to find then I thought it would be. Figured all these years driving thru Oklahoma and seeing nothing for miles that land would be easier to find

    Are you really locked in to going the mobile home route?

    Plenty of houses available for $60K or less throughout the city...

    Not hooked on mobile home but they are a lot nicer than probably everyone of these $60,000 homes. I have looked at a few even a few at 80,000. Most of them need a lot of work to make it a nice place to live.

    you also need to consider that mobile homes are more difficult to get financing (as in you'll pay a higher interest rate) and typically depreciate in value... over the long haul, a traditional home is usually going to be a better investment. -M

    This. Every home I have had in Oklahoma has been a money maker. It may take some time, but you can run into a really good deal...especially if you start raising your ceiling up.

    I hear your about mobile homes. I have the same issues as you especially when it comes to depreciation value. I'm not worried about financing and it's more of a modular home I'm looking at then mobile home. Putting it on a foundation and possible two car garage to make it worth more down the road. Hell they make modular homes more expensive then a regular home. Have you been in one? I looked at one that was $95.000 damn it was nice. Not spending that much though.

    It is harder to get financing on mobile homes, and insurance is higher. And not only do they depreciate faster, they deteriorate faster. The brand new ones look great, no question, but they are built cheap as they can only weigh so much because they have to be hauled on the highways on four axles paced in the center of the trailer ...eh .. home. Oh yes, don't forget they have already been hauled hundreds of miles to the mobile home lot where you where you pick out the dream home of your choice, then it gets hooked up again to be drug over Oklahoma's finest roads to its final ( hopefully) resting place. Then there's what they do to them to get them in place and set.

    There was a double wide that we moved into on the acreage that we bought. Never much cared for mobiles, but we got the land we wanted that way. We planned on building later. Those plans can to fruition earlier than we planned when the double wide burned down, ... thankfully while we were all away during the day.
    Seems a critter had gotten under the floor and chewed through some wiring which arced and set the place on fire.

    We built a brand new house right where the double wide was, tied it into the existing well and septic, and when it was all said and done, we had an immediate $65k in equity in our property.

    We'll never do a mobile home again.

    I hear what your saying but no kids, single, not needing much. Beside what do you have to say about some of these homes that I looked at that are junk. They deteriorated pretty fast also. Yes mobile homes can be bad by my mom has had hers now for 27 years and she has kept it up and it hasn't deteriorated all that much. Power wash the siding every once in a while. Dust, Keep walls clean. etc etc.
