Thread: Guardian

Perhaps some of the recent hail events could be good political cover for requiring parking in the BUDC area to be covered with a very limited window for grandfathered lots to meet compliance.

I thought exactly this as I saw the picture. Initially I was skeptical about the parking lots, but this turned out awesome. Well done as always.

Just goes to show that good design doesn't have to be expensive.

Brian Fitzsimmons and the Midtown Renaissance group are on quite a roll.

Framing is going up on floor 2. The stair case as well as most of the ground floor concrete floor is gone.

You can see the studs on the second floor through the windows.

Does anyone have a ballpark figure on how much these are going to cost? I've been looking at apartments downtown/midtown but really love the spot and proposed design of this one.

MidtownR definitely has a price range that they work with most, I think Hadden, 1212, Cline, etc., have all been $800-1200.

The new midtownR website says these are going to be offices.

Based on the amount of plumping alone that is being laid in the ground, that cannot be true.

I, too, am interested in living here when I get back to OKC. I just went to the midtownR website, which looks great BTW, and saw it listed in the residential section.

Ok, I read it too quickly then. I was pretty thrown off when I read the office line.

I posted this in the article for this thread; I know people don't think to look there for general information but I wish they would!

Here's the first level floor plan. I believe the entire second level will be apartments:

    Yes, they are apartments.

So I was partially correct in the fact that what the midtownR website says and what the floor plans show is different. The website implies that apartments will be upstairs while the first floor plan clearly shows apartments.

With no one sure how "that Devon space" will play out, residential is a safer bet for now. Probably a fluid change.

The MidtownR group has a ton of office space in the two buildings on 10th & Broadway, so I'm sure they are trying to keep the mix balanced.

I'd like to see them build some for-sale residential units in the near future.

Same. Their strategy of renovating buildings is going to come to an end pretty soon as the supple is quickly running out.

  19. Default Re: Guardian, The

The last two projects they announced were both buildings I honestly didn't even realize existed.

Am I unable to count floors, or have they added a 3rd story for the loft portion of the apartments?

No, just two levels but the ground-floor units all have lofts on the level above:

I was mistaken. The units are going to have incredible seiling heights. Going to look great, I'm sure.

I think I had the cutout for the upper loft backwards. The pictures have the open area toward the center of the building, I presumed they'd be toward the outer wall like in a few others I'd seen.
