You know, there is a lot of empty retail space on the floor level of the units (condos? apts?) east of level, between it and the railroad. Do you think all this ground floor retail will have trouble filling up, or is the currently empty situation because of all the construction? That maybe this space will fill up once all the construction of Level and Aloft dies down?
I think a lot of retail does not want to move into those spaces because they're not ground level... which is the whole attraction. Destination places like the hair salon are good bets, but I wouldn't put a restaurant or bar or clothing place there because it just kind of gets lost up there. I do think they'll fill up though...
Those spots aren't considered ground level because they are up a few steps?
An oil company just took a good chunk of space at the far west end.
I'm sure the rest will fill with office/service type tenants once Level and Aloft get rolling.
I know it sounds weird, but the difference between being ground level and up a flight of stairs is pretty big. It's just easy to forget about those businesses. Have you ever seen a two level strip mall off the side of the street or highway? You'll never find, for example, a sandwich shop on the second level because those second level businesses tend to get ignored by passers-by.
To second this thought - anything that is not exactly even with the sidewalk will have a hard time if they rely on walk-up business. Even just a few feet in elevation difference (up or down) can make a big difference. Places that people seek-out like hair salons, gyms, doctor's office, etc can make a go of it so long as they are still visable from the sidewalk.

Great shot, we can see how things are progressing at both locations.
Railings are going up on the balconies. Hopefully their current color is just a primer because it's a rusty brown which doesn't look great with the existing color scheme. There's a shiny metal edge on the balcony floor that needs to be painted away as well.

LEVEL just posted a bunch of new pictures too. Someone wrote on one of their windows, "Don't feed the Honey Badger" in reference to Russell Westbrook. I love the Thunder fever in this area. Is there any word on what restaurant/retail will accompany Native Roots. In their initial presentation I think they had a BBQ place, but that was probably just to give an idea...
KT, the restaurant space (the only thing other than the grocery that will be for lease) is still listed on their site, so I don't think they have a deal wrapped up as of yet.

What is the deal with the "lofts" just to the east? Are those a Bradshaw project? Anyway, when I drive by at night there are like no lights on, as if no one is living there. It is a ghostly, institutional bldg. and an unfortunately poor imitation of Bauhaus design. Is anyone living in them?
You mean to the west? The lofts are almost all sold, I think.
The Lofts at Maywood Park have 56 residential units and over 30 of them have been sold.
Several of the ground-floor commercial units have been taken as well.
You can bet once Level and Aloft get cranking the remaining units will be snapped up.
I think well over 30 have been sold. I was thinking they had 39 sold the last time I asked, which was probably over 6 months to a year ago. In the summer, there's a lot of activity up on the roof.

I know many here just spout things as facts when they have just heard something but when I give specifics and don't qualify it with "I'm hearing" or "I believe" then I can assure you I research the information and post accordingly.
The County Assessor shows 34 of 56 units have been sold at the Lofts at Maywood Park but a few have been re-sold.
Boulder, I assume you mean the developer is leasing out some of the unsold units?
This is also what I've heard (sorry), so no hard data. I believe because of train noise, during construction they decided it would be hard to sell some of the units on the west side and so had always decided to lease them. I don't know if others are leased.
