One neat thing I noticed is that when you look directly at one of the lights (head on), they appear to disappear. I imagine that the building will have a very cylindrical look with the lights. Make sense?
Building occupancy rates, percentage of people living downtown, retail in CBD, number of restaurants/entertainment in CBD, street design, having an ineffective public transit system, and how close the core was to being dead fifteen years ago. While everything mentioned is improving at various rates they all have an impact on walkability, people being downtown and having a place to go in walking distance. I doubt the underground could facilitate Bricktown's current traffic peaks.
