Two building permits today for new tenants for the Packard Building; both energy companies:

Blue Knight Energy Partners is taking 13,989 square feet. They have offices in Tulsa and Edmond; not sure if this will be in addition to those or moving one or both.

Vitol Inc. is taking 3,000 square feet.

Blue Knight used to be SemGroup Energy Partners but was spun off during SemGroup LP's bankruptcy in 2008 and is now owned by Vitol Inc., a Netherlands-based energy company. Blue Knight is a fast-growing midstream company with corporate HQ in Tulsa; I wouldn't be surprised to see them move their Edmond office to this location and eventually take up all of the space in the Packard building.

It's not out of the realm of possibility. Those two building permits are actually for the same parent company, and it represents 47% of the space in the Packard Building. If 70% is pre-leased, that means 23% more is already taken by others, and 30% is still available...

Tulsa energy firm to open office in historic Midtown building

OKLAHOMA CITY– Tulsa-based Blueknight Energy Partners plans to open an office in Midtown’s historic but long-vacant Packard building.

The rapidly growing midstream energy company has signed a deal to lease 19,373 square feet of the old 1925 Packard car dealership at NW 10th Street and Robinson Avenue. The building is owned by developer Midtown Renaissance, one of several properties in the Midtown area that the group is in the process of revitalizing.

“We are excited about adding our name to the growing number of companies opting to place their corporate operations in downtown Oklahoma City,” Michael Cockrell, president of Blueknight Energy Partners, said in a statement. “Our employees are located throughout the metropolitan area, so a location in Midtown was attractive for them.* We respect the transformation which has taken place in Automobile Alley, and find it very attractive for our new home.”

The Packard building, which is still undergoing renovations, is now more than 50 percent leased. Additional negotiations for a sizable chunk of the rest of the 40,000 square-foot building are also underway, Derek James said, a broker from Price Edwards & Co., who represented the building owners in the Blueknight deal.

Finished plans for the Packard include restaurant and retail space, he said.

“Getting the building 50 percent leased with just one deal makes a redevelopment project much more palatable,” James said.

The building has its own surface parking lot just to the south that makes it easier to lease than some other historic properties, he said.

Blueknight will move its staff of 18 people to Midtown by December from its regional office in Edmond–just one year after the company opened there with a staff of four people.

The company has outgrown its Edmond office, but also wanted a more convenient location for its employees, Emily Fulton said, manager of oil movements for Blueknight.

“I think our main goal was just to be more centrally located in the city–we have some people who drive from Moore and Norman and it’s kind of a long commute for them,” Fulton said. “We also wanted to do something a little different—it’s not your standards office building.”

Blueknight has hired the Oklahoma City firm HSE Architects to design the interior of the new office, which will take up the entire second floor of the building.

i wanted to note that they are now in the process of replacing all of the windows in the packard building the ones they put in earlier didn't not meet the standards for the historic tax credit

This is major. I love how they are utilizing 11th, which could possibly be a streetcar route. I'm still thrown off and confused by their lease with an energy company for the Packard, it seems like an odd fit for them trying to combine these two buildings with innovative linkages.

It does seem to be a bit of an odd fit but it is quite a bit of space they'll be leasing and will certainly help pay some of the bills. Also having more daytime people/traffic isn't a bad thing either.

I agree. Seems odd. Wonder if the oil services co. is a temporary location for them.

I like the idea of the covered alley though. These can turn into great outdoor restaurant areas. With the weather (mostly wind) these have been hard to do in OKC, but this may be an innovative solution with buildings as natural wind barriers.

You make it sound like Blue Knight is a oil field parts company. This office will probably be primarily marketing of the oil and gas, so these will be people that take people out to eat and have a lot of meetings.

Thanks for showing those pictures, Pete. I have been trying to figure this project out since I read Steve's article in the paper. This intersection is getting really busy. The property on the southeast corner is also getting a major facelift as well. It appears as if there is some sort of stone facade going on it. I get the pleasure of watching all of this take shape from my office window every day. Sometimes I find it hard to concentrate on my work instead of watching all of the construction going on.
