I have two friends who live in the immediate area. I'm not surprised McD's is putting in a location there. Directly across the street is a Wendy's, next to that is a Burger King. Next to that is a Popeye's. Just south of the location where McD's will be is a Mexican restaurant, and a short distance east on 23rd is a Braum's, plus on the northeast corner there's a Cici's Pizza. And then finally adjacent to the Wendy's is a Crest grocery store. Tons of various food in that area except for a burger location. And the demographic makeup of the area is very "south of the border". So I would expect the Golden Arches to do quite well there.
I'm sure it will do well there but how much will it pull business away from the 3 other locations 2 miles away in 3 directions. I wonder if it will be another Santiagos. Pretty sure both on 39th and MacArthur and Portland are. I don't know if 23rd and Rockwell is. Seems like with McDonalds if you build it they will come.
If you are a McDonald's regular, it is definitely worth the effort to download and order with their mobile app. So many good deals and coupons you can't get in the store, and it really helps bring the price down and speed things up. This past month the ones I used the most were the $1 10 piece chicken nuggets and free medium soft drink and fries with any sandwich purchase.
Also, if you are a person who typically orders the same thing a certain way, the app saves your order and makes it super easy to re-order with your customization and go through the drive thru with a short code. Much easier than the giant screen kiosk or having to repeat an order over the loud speaker.
A little poking around on the County Assessors site, Santiago has the one on 23rd and Rockwell too along with one in Newcastle. That is the mailing address for the other 3. Santiago-Brennan is on the one on Reno and Meridian and NW Highway and MacArthur with a TX address. If the new one is going to be Santiago owned that is a good thing because they are usually very well run.
The McDonald’s app is amazing. $7 for a Big Mac combo. Sometimes 10 chicken nuggets for $1. $1 has brown once a day.
Double cheese burgers for $1 a few weeks ago too.

Probably not, we only eat at the one by Sprouts on 63rd/May for lunch on a Sat when we don't want to do/decide on a "real" restaurant before we hit Sprouts (and we only get the 1/4-pounder with cheese meals, that's all we like there), and that's only 2-3 times a year (since there are so many other non-fast-food options).
I love the McDonald's app. It's easy to use, offers great discounts, and every now and then I get rewarded with something free. I use it almost daily for my morning coffee and a breakfast sandwich every now and then, or when I take the grandkids to the PlayPlace. It provides a lot of value.
I started using the app sometime last year and it definitely made me into more of a McDonald's breakfast regular. The way it changes the ordering flow for both in restaurant and especially drive through orders is kind of hard to believe.
