    Norman Whispering Trails Addition

    Rezoning Proposal Filed for Commercial, Apartment Space in Northwest Norman, It would be along Indian Hills Rd and 48th Ave NW. It would be called Whispering Trails, It would be along the Planned East-West Connector, Meaning Development for that area is already being looked into

    Seems kind of risky to develop it before you know exactly where the turnpike will come through that area. Unless they know something we don't.....

    The New zoning has to be approved still, there is development along the Dallas North Tollway along its expansion in areas where construction hasn't started yet

    There are also 3 properties adjacent to this one that are in various stages of approval/development. They will occupy the majority of the land in the blue outlined areas below. Bridgeview, Uplands and Redlands are the names of the developments. That area, north of Indian Hills, south down to Franklin and between 36th Ave NW and 48th Ave NW is set to really fill in.

    Don't see how all of those are going to get built (particularly anything directly north of Indian Hills) given the likely path of the East-West connector. But then again, this is a state that allowed the Mustang Creek subdivision to get built directly south of where the Kilpatrick dead-ended, resulting in a farcical path once the extension was finally constructed.

    Or perhaps the city couldn't legally stop the approval of the subdivision without 1. The city buying the right-of-way through eminent domain without the promise of a Kilpatrick extension or 2. the OTA buying the ROW through eminent domain without the promise of a Kilpatrick extension.

    Perhaps blame the subdivision developer, instead.

    Why not both? OTA botched that horribly and blamed money.

    They are working with the OTA and there is possibility of a much talked about furniture retailer chain in the vicinity.

    Or, maybe this. The records show that these properties have been owned by the individual developers since before the east/west connecter was announced.
    Why now present the plans for the development? Why not 2 yeas ago when construction was going crazy and the housing market was booming?
    Could it be that they will argue that their property that will be taken by the OTA is now worth significantly more now that they have a development planned/started?

    The Turnpike would overlap all 3 of the projects when built. redesigns of the plans will need to happen
