It's so weird, because you can get a 1,487 sf 2bd/2ba duplex for rent for $1,395 that was built in 2008 on 16th. Why would someone pay $150 more per month to be on 17th?
Or, you can rent a 1,800 sf house across the street from this thing that is 4/2 for $1,800 per month.
A fence just went up on 16th and College corner just blocks from the Plaza. Brady Smith Homes has a sign up there. They built those homes on Indiana and 39th.

I've stopped posting about all the smaller infill projects in this area because there are so many.
They also recently announced that two homes on NW 15th and Indiana will be converted to businesses.
Coming soon to our vibrant district is a thoughtful micro development with reuse of 2 existing bungalow homes for local businesses. This space offers a prime location and ample parking in the back, perfect for coffee shop and retail space concepts.
That is correct. It had been a vacant house for years and then someone caught it on fire. I lived down from it for a couple of years and reported it several times for trash. It was a great house that never got the love it needed. I hope Brady Smith does something nice and hopefully affordable.
The house on the SE corner of 16th and Klein has been torn down. I talked to Jeff Struble a few weeks ago and he said he does have plans for that corner, but didn’t disclose what exactly would go there.
Architect Sam Day posted to his instagram that he had purchased the property behind his original 4-plex on 16th street just a block from the Plaza District. He is planning to add a 5 unit apartment to 17th street. He is working with Patrick Struble for the build out.
The blue represents the 16th street 4-plex and the green is the new build location.

There is so much infill and redevelopment anywhere near the Plaza it's hard to keep up. Anything new or redone seems to sell very quickly.
Looks like a place called Takumi is taking over the old Oak & Ore space.
Can't find anything about them but they have applied for a liquor license.

I bet you are right. They posted the old house and photo on the Insta Stories for ULI. Looks cool to me. They also posted this chalk board image of ideas for the lot. They are keeping the three beautiful trees that exist there and looks like adding some public art. The photo you posted looks to be the backside of the development.
Someone has reported that Aurora/Social will take over the old Mexican Radio location as a combined business.
Well I hope someone good takes over their spot. It feels like there's a lot of empty space walking through the Plaza currently.
