    Lariat Landing is planning a ground lease for a medical facility:

    Oklahoma Breast Center Real Estate Holdings LLC (Lessee) desires to lease approximately 2.10
    acres of land (Leased Premises) in the Lariat Landing area of Will Rogers World Airport for a 20-
    year primary lease period and 3 additional 10-year option periods in order to construct facilities
    and other infrastructure improvements under a Ground Lease Agreement and Construction
    Agreement with the Oklahoma City Airport Trust (Trust). The Leased Premises are located in the
    Phase 1 – Retail Development portion of Lariat Landing and will be the first development in the
    Phase 1 area. The Lessee has agreed to construct a sewer main, water main extension, and access
    roadway off the Leased Premises which will serve as a benefit of the Leased Premises as well as
    the development of other parcels of land in the Phase 1 development area of Lariat Landing. In
    exchange, the Lessee will receive certain rent credits to offset a portion of their ground rent during
    the construction period and primary lease period.

    Lessee will also have the rights of first refusal on approximately 10 acres (6 acres to the north of
    the Leased Premises and 4 acres to the south of the Leased Premises) for approximately 5 years
    on which to lease the additional land to construct additional facilities for similar use and, if
    exercised, will be subject to new construction and lease agreements. The terms of the rights of first
    refusal are set forth in the Ground Lease Agreement.

    There's a construction trailer there. I'm glad to see this already getting underway. Now, hopefully more is announced sooner than later

    That's a bummer. That's an area that could be seeing all kinds of commercial and industrial development. Unfortunately, with the economy the way it is, it might be a while before anything else is developed after OnCue and the breast cancer center are finished.

    Tsoodle: More Lariat Landing construction underway
    COMMENTARY

    This is National Economic Development Week and the perfect time to highlight a development at one of Oklahoma City’s key economic drivers. Approximately 1,000 acres of land situated on the east side of Will Rogers World Airport, spanning from SW 59th to SW 104th streets between Portland and I-44, dubbed Lariat Landing, will see new openings this summer. This multi-use, multi-industry development site has been in the works for over a decade and makes strategic use of an otherwise awkward parcel of airport property.

    Portland Avenue was realigned in 2015 with infrastructure work to accommodate new development on the previously unused land. A new taxiway connects Lariat Landing with the airport to offer aviation access for cargo and aircraft maintenance, repairs and operations. Owned by the Oklahoma City Airport Trust, the property is ideal for businesses specializing in aviation, industrial and retail.

    The trust has designated at least 350 acres of land to aviation, 100 to industrial and 150 to retail purposes.

    New tenants will join Amazon’s fulfillment center at Lariat Landing, a major win that the team at The Alliance supported, which has created over 1,500 jobs.

    New tenants include OnCue convenience store and Premier Breast Health Institute, which will occupy 26,000 square feet situated near SW 89th Street and Portland Avenue. The institute will bring together specialists focused on breast cancer screening, diagnosis, treatment and research. Both are under construction and expected to be completed in late summer or early fall.

    According to the Oklahoma Aeronautics Commissions’ 2016 Aviation and Aerospace Economic Impact Study, Will Rogers World Airport contributes more than $6 billion to the local and state economy annually. Total passenger traffic in 2019 was 4.42 million. Impact has grown, following the terminal expansion and record-breaking increase in passenger traffic since 2021.

    Another benefit of operating a business from Lariat Landing is that, like Will Rogers World Airport, Lariat Landing is located in a foreign trade zone that gives companies several advantages including duty fee, state and local inventory tax exemption and reduced merchandise processing fees.

    Our team at The Alliance commends the Oklahoma City Airport Trust for its strategic development of Lariat Landing, the thousands of jobs the project will create and the sizable economic impact it will have on our growing city and airport.

    There is so much land over here with a lot of visibility. I would love to see PSM move their studio to this area so they have plenty of space to operate and expand.

    The Alliance puts out periodic newsletters and columns in the Journal Record and most of them are always extolling the virtue of TIF because without that 2 billion $ slush fund, they wouldn't be needed.

    Its probably the most pointless and least informative editorial at the Journal Record. Mostly just sunshine pumping.

    They'd have to invest a lot in sound proofing. You don't want all that jet noise to bleed over. lol.
