Apparently, stores don't have enough time to do final sales. Interesting how across the street use to be Southroads Mall, Tulsa's first enclosed mall built in 1967. But in the late 1990's it converted to an outdoor shopping center, suggesting as early as then that the future wasn't very bright for enclosed shopping malls. Promenade used to be an outdoor shopping center called Southland until being rebuilt as an indoor mall in 1986.
Unlike Eastland Mall that was converted to a call center Promenade is in a very good location on the edge of midtown, at the intersection of the main thoroughfares of 41st & Yale and a 1/4 mile north of I-44. In addition to Dillard's there is also the Tulsa Oilers Ice Arena which is nearing completion in the old Macy's and the popular Genesis Health Club. I think the solution is to tear down the mall and keep the aforementioned anchors and build out the space in between as outdoor retail with apartments and offices above. Similar to OAK.
There are going to have to make malls like the American dream mall if they want any chance of being a thing. What are the chances that the old site of promenade mall eventually becomes a multi use development Tulsa could be lucky if an outlet mall comes out of this but even then they’re probably better off building an outlet mall out in another part of the city like maybe along the creek Turnpike in the east which doesn’t have a lot of development yet
An outlet mall is already going up in Jenks on the other side of the Creek Turnpike, from the Aquarium. It is scheduled to be finished next year.

I'm sure the site will be fine. It's a prime midtown location, all but one of the anchor stores are occupied and it has existing parking garages. OU's Tulsa campus is across the street. I would not be shocked at all if OU buys the mall for their new Polytechnic campus in Tulsa.
Sad but not surprised, apparently the owners of Promenade have been known to buy up struggling
