    True, but Mazaheri is legally obligated to build on that site and will be fined for missing the deadlines I posted.

    This whole operation has been bizarre from the jump. I hope they can get it together because all that property is so important to OKC.

    I wonder if they don't mean to have that open to the public, if you go to just https://www.stratascissortail.com there's a login prompt.

    Well that was a big let down. I got all excited when I saw this, was like wow, totally unexpected. I was like OKC is finally turning a corner.

    But the question why is it still on the FSB website, makes no sense.

    He still has to build on that site and it will have to be something similar.

    It could very well be that those are the somewhat final plans and they just didn't want them released quite yet.

    We'll find out for sure when they formally submit design plans for approval.

    considering that thye put up a login to the entire website shortly after you posted the link to it ... it makes me think these are close to final plans ..

    Is this subject to the Oklahoma City Design & Review Committee's approval. . .

    This is my thought as well. They were very quick to get this hidden. It’s hard to know the thought process for sure right now but I guess time will tell.

    Yes.

    Plus OCURA -- who sold them the land -- has to approve.

    this project is also still on the home page scroll for FSB https://fsb-ae.com/

    along with the blvd place and innovation district ..... if it was canx or massively changed i would think they would have removed it ..

    FYI, I did an open records request to the city to find out the status of this project a couple of months ago.

    The response was that no plans had been submitted yet and that the original agreement had not been changed. That means they are still legally obligated to start construction by June 2023 and be completely finished by 2016.


    I suspect they are angling for TIF and working to finalize everything.

    Remember, the new $16 million TIF for Strawberry Fields infrastructure just popped up on an agenda, so I suspect this is all related.


    I happen to think that expensive condos on that site would command a premium price, especially if they are built anywhere near the standards in the renderings.

    The only condo project that has ever quickly sold out in OKC was the Centennial on the Canal, and many went to corporate owners. I could see the same thing happening here.

    Definitely.

    A lot of SF property is set back from the park by a few blocks and you'd think they'd be able to build and sell less expensive condos, townhomes and maybe even small homes ala Wheeler.

    They also own almost all the park frontage on the west side so if this went well, they could build more condos. I'm sure another hotel or two is also coming but hopefully we get a good mix.


    It's just a fantastic location and is only going to get better.

    Absolutely incredible. If this pans out as shown, this will be an incredible win for downtown. I think the fact that this got pulled down so quickly lends credence to the idea that this is still very much a project in progress that simply wasn't ready to be shared publicly, so I remain hopeful and excited to see how this saga turns out and what the final public design will look like.
