Thread: Wheeler District

That question was asked at our HOA Meeting in November. Blair Humphreys indicated that as the building sits their team can not find a that it is economically feasible to repurpose the building. He is open to any ideas but he has had people much more experienced than he is try to figure out what to do with the building that would not cost a ton of money. It is the main view from my porch and I would love to see something happen just to make it less of an eyesore.

I mean, like was done with that building on the corner of 36/Penn that was just a metal building, it could maybe be bricked at least so that it's more attractive?

Werent the planes painted in there? I'm sure there's toxic paint leftover. Probably would cost a lot to get rid of it.

Clarity Coffee posted on social media they will be opening a 2nd location in the barrel-shaped office building at Wheeler.

Clarity will be located in the northeast corner of that building:

IMO seems like they've got more under construction at one time than before. Great Pics!

They are still selling homes as fast as they can build them.

I am curious how the residents of the Wheeler District would deal with a major snowfall (6"+ of snow)?

??? Can virtually guarantee they have snow removal contracted out to a private company, similar to a lot of other businesses, neighborhoods, and subdivisions in the Metro.

Versus being a resident of any other neighborhood? Curious what you mean...

Probably a very intense snowball fight

We tear every house down for supplies, move south, and return to rebuild at the first thaw.

Due to the density of the housing, slender alleys for garage access and very little vacant green space, I think it would be challenging for a snow removal service to snow plow and not have available space for huge piles of snow.

Someone correct me if I'm wrong, but I seem to recall lawn care being part of the HOA agreement, so no one has to mow their own lawns there, if I'm correct. In that scenario it seems like there'd be unified snow removal effort as well.

Like every other place on earth where humans must contend with snowfall, when that happens in Wheeler, we shovel the snow that's in our way to a location where it's not in our way. There's plenty of room to do it.

Lawn care is an optional service one can elect to receive through the HOA (via Modern Environment) at a relatively low cost.

Right. What do people think folks in NYC, Boston, etc. do when it snows (and usually a lot more than we get)? lol. Not that I ever even see the large majority of Oklahomans bothering to shovel...

My mom has gotten a $75 ticket from the City of Philadelphia for not clearing her sidewalk within 6 hours. Normally she does. But she had just had a double knee replacement and couldn't walk.

I think there's technically a clearing requirement here at like 24 hours, but I suspect rarely enforced.

That can easily be overcome with a front end loader and dump trucks.

Probably not enforced as much as OKC is not as "walkable". This could change with the advent of such neighborhoods.

In Colorado Springs (and pretty much all incorporated areas of Colorado) it is the property owner's responsibility to shovel snow from all public sidewalks on the property within 24-hours of the end of a snowstorm. It is also (technically) against the law to place the snow in public ROW (meaning snow should be shoveled onto your lawn or another area off of the sidewalk, not including the city street, utility grates, or in the vicinity of fire hydrants). 6 hours seems especially harsh, but in a high foot traffic area, 6 hours may be reasonable enough.

Menu looks delish! Hopefully they'll add beer and margs later on.
