    I think at the very least if these were slick thin tall metal power poles that would improve things a bit

    I don't remember the actual cost, but it was high. And the project got scuttled as oil prices plummeted. I am no longer doing work with that developer so I don't know if there are plans to move forward with it now, but I suspect that ship sailed and someone else will use the site.

    TIF is meant to not only spur development but enhance it to the urban standard.

    One could argue that Boulevard Place does not need TIF but it is requested anyway to "hopefully" ensure the development is to the highest urban standard. Same could have been done here IMO (why not bury the whole block then) since it would enhance the development, promote safety, AND likely spur additional development at the rest of the block.

    The idea is - have TIF targeted to CITY IMPROVEMENT to spur (and enhance which spurs additional) development which increases property values which increases tax receipts beyond what they are today. In a lot of these cases however TIF is just given to deliver specific margins for a development; which is not right.

    Fort Smith had those installed during some road widening projects, if I remember right they're a couple thousand each vs a couple hundred each.
    The developer would have had the option to bury the lines here, but it's not cheap to do.

    The staging above is now the third instance I've seen recently in new OKC residences in which there is no location/allowance for a television. I wonder if that's out of necessity (maximizing the space for pure design appeal) or if that's a trend about the use of televisions among the demographics they're targeting. I lean toward the former.

    In the previous picture it could be arranged/staged differently to easily accommodate a wall hung screen. In fact, the opposing wall assures no reflection from outdoor light.

    there is the garage for this project and the Monarch to the east of this building .... .

    do you mean to the North?? that is the parking lot for the church .. (owned by the church )

    I wonder if the church would be open to a developer proposing some sort of lease arrangement that kept parking access on Sunday mornings
